HomeMy WebLinkAbout06/22/1961CITY OF NEWPORT BEACH COMMISSIONERS Minutes of: Adjourned Regular Meeting of the Planning Commission Dates June 22, 1961 Time 8.00 P-M_ Places Council Chambers a \p K.W CALL Commissioners Present: Clark, Clemence, Copelin, Ficker, Higbie, O'Brien, Marshall, Rudd, Steelman MINUTES Minutes of the regular meeting on May 18, 1961, the adjourned meeting on June 1, 1961 and the special meeting on June 7, 1961 were approved on the motion of Commissioner Rudd, seconded by Commissioner Marshall, and carried. FINAL MAPS Tract 3813 The final map of Tract 3813, being a proposed residential subdivision consisting of 23.62 acres divided into 184 APPROVED lots lying between the easterly line of 33rd Street and the westerly limits of the City of Newport Beach, was recommended to the City,Council for approval, subject to the following conditions; Motion x Second x 1. That side yard setbacks from the 5' pedestrian All Ayes walkway and utility easement between Neptune and River Avenues at 48th, 49th, 50th, 52nd and 53rd Streets be 31. 2. That Seashore Drive become the front of Lots 60 - 103 and Lots 105 - 184 inclusive. • 3. That vehicular access be prohibited to lots from Seashore Drive between 33rd Street and 55th Street. 4. That the rear of lots from Lot 60 to Lot 103 inclusive abut Neptune Avenue. 5. That- vehicular access be from alleys in the rear of all lots between 33rd and 46th Streets. 6. That a 5' front yard setback be established on Lots 60 - 103 and Lots 105 - 184 inclusive on Seashore Drive. 7. That Lot 104 be rezoned fron an R-2 and Unclassified District to an R -3 District. 8. That Lots 1.- 103 and 105 - 184 be rezoned from an Unclassified to an R -2 District. 9. That an easement be dedicated to the City for all sewer and storm drains. 10. That curbs, gutters and pavement be installed in accordance with specifications of the Director of Public Works on property located adjacent to State Highway 101. 11. That requirement of Subdivision Ordinance for street trees be waived. 13. That requirement for underground lighting system and ornamental light standards be waived. 14. That the portion of Neptune Avenue not being con - demned by.the State be abandoned. 15. Lengthen transition in the area of 56th Street. where center line of Seashore is offset 10'. 16. That 61st Street shown on the final map be not accepted and in lieu thereof, a 10' sidewalk established to be improved in accordance with specifications of the City Engineer.
