Nominations for Chairman were opened. Commis -
sioner David W. Curtis was nominated by Commis-
sioner Jakosky, seconded by Commissioner Clark.

There being no further nominations, the nomina-
tions were.closed on motion of Commissioner
Dosh, seconded by Commissioner Jakosky, and
carried. On motion of Commissioner Clemence,
seconded by Commissioner Dosh, and carried,
David W. Curtis was unanimously elected Chair-
man for the fiscal year 1966 -1967.
Nominations for 1st Vice Chairman were opened,
Commissioner John J. Jakosky, Jr,,.,.was nominate
by Commissioner Copelin, seconded by Commissioner
Clark. There being no further nomi`n.ations, the
nominations were closed on motion of Commissioner
Dosh, seconded by.Commissioner Clemence, and
carried. On motion of Commissioner Clark,
seconded by Commissioner Copelin., and carried,
John J. Jakosky, Jr., was unanimously elected
1st Vice Chairman for the fiscal year 1966 -1967.

the nominations were closed on motion of

The Commission considered -the revised tentative
Tract 6152
map of Tract 6152, being a proposed subdivision
of.a Portion of Blocks 96 and 97, Irvine's
Subdivision consisting of 135.7 acres divided
into 408 lots located north of Fifth Avenue
and east of the extension of "Marguerite Avenue
in Corona del Mar, and recommended approval,
subject to the following conditions:

cul -de -sacs and short -loop streets to
permit widths of 36 feet.on 56 feet as
shown.
18. That the existing 66 K.V. Edison lines
be satisfactorily relocated.
19. That the grade on Marguerite not exceed
7 %.
20. That location of.the sidewalk adjacent
to the curb on the-easterly side of
Marguerite be approved, with the width
to be increased-to 6 feet.
21. That location of the sidewalk adjacent

to the curb be approved'on th.e interior
streets where lots do not take direct
access from the streets involved, with
the width to be increased to 5 feet.
22. That the widening of Harbor View Drive
westerly of Marguerite be in accordance
with the requirements of the Public

Tract 6230
The Commission considered the tentative map of
Tract 6230 and Use Permit No. 1054(G) being a
proposed subdivision of Block.52, Irvine's
Subdivision consisting of 14.86 acres divided
into 152 lots and l green area lot of a Planned
Residential Development located in the Eastbluff
area.
Mr.. William Holstein, one of the developers,
Robert Bein, Engineer, Ernest Schag, Attorney

and Richard Leitch,, Architect, representing the
developers, from the
spoke audience.
-Mr. Richard Collier, President of The Bluffs
Home.Owners' Community Association, spoke in
opposition to the tract, as proposed, because

of incompatibility, ground coverage over the
maximum 40 %, and.the creation of separate commu
'ity associations.. Also speaking in. opposition
were John Marr and William Groton, residents.
The Commission recommended that this matter be
held over pending resubmittal.of a revised
use permit and tentative tract map in confor-
mance with the requirements of the Planned
Residential Ordinance.
The subdivider indicated at the meeting that he
consented to the above action and stated he
would submit a.letter of confirmation.

5878, being a.proposed subdivision of a Portion
of Block 52, Irvine's.Subdivision consisting of
22.42 acres divided into 92 lots and 2 green
area lots of a Planned Residential Development
located in the Eostbluff area and recommended
approval, subject to the following conditions:

of the Grading Ordinance. A reproducible

7. That the design of the proposed private
streets and storm drains be approved by
the Public Works Department.
8. That construction of the proposed pri-
vate streets be inspected by the Public
Works Department and that a. standard
inspection fee be paid; or, that con -
struction be inspected and certified by
the developer's Engineer.
9, That sewer easements of 15' width be pro-
vided; and that sewer access roads con-
tinuously accessible to maintenance

vehicles for their full length be pro-
vided, with a surface which will be
usable in all weather conditions.
10. That access rights to Back Bay Drive,
Vista del Playa, and the street designa-
ted as "Future Street" be dedicated to
the City,
11, That the developer post a cash deposit
for the estimated cost of improving one -
half of Back Bay Drive. The improvement
of this street should be done at a later
date as development and-traffic needs
require, and when-the 'configuration of.
Back Bay Drive has been determined.
(In the case of Tract 5435, adjacent
to the southwest, a cash -deposit was
posted with the City covering the cost
of future improvement of one -half of
Back Bay Drive,)
12, That the offer of dedication of "Future
Street" and Vista del Playa be refused.
This is recommended because of the un-
certainty as to the future street con-
figuration in:the area and because a
mainten- ance, prob.lem,.woul'd exist if the
streets.are >no't improved.
