Presented to the Commission was a final map of
Tract 3357 being a subdivision consisting of
64.04 acres divided into 177 lots. This tract
is located SBly of and adjoining Shorecliffs,
Corona del Mar.
After a review of the tract map and a discussion
with the subdivider, the Commission on motion of
Commissioner Sturtevant, seconded by Cam. Copelin
and carried, approved the final map, subject to tIx
following listed conditions;
1. That all utilities be installed under-
ground.
2. That action be initiated by the subdivider
to rezone this proposed tract from
"Unclassified" to "R -1 -B" District.
3. That sidewalk requirements on the bluff
side of the street be waived in accordance
with the recommendations of the City
RAgineer.
4. That conditions as set forth in a letter
dated July 22, 1958, from the Public Works
Director be complied with.
5. That the conditions as set forth in
communications from the Parks, Beaches &
Recreation Dept., dated February 11, 1958,
and July 23, 1958, be complied with.
6. That setbacks be established in accordance
with those shown on subdivision map filed
With the Planning Commission.
7. That owner dedicate a one -foot strip to
the City on the boulevard side o€ Lot 177.
