TENTATIVE MAPS
TO t 5711
The Commission considered the tentative map of Tract
5711, being a proposed subdivision of a portion of Lots
"C" and "D" Banning Tract and a portion of Lot 1,
Tract 463, consisting of 43.5 acres divided into 241
residential lots, located north of Coast Highway and
west of Superior Avenue, Newport Beach, California and

recommended approval, subject to the following conditions:

2. That the boundary of the final tract map be
checked by the County Surveyor before being
submitted to the City for approval.
3. That the requirement of Section 9253.21 of the
Subdivision Ordinance regarding map scale be
waived provided a map drawn accurately to a
scale of 1" : 100' is furnished the Public
Works Department.
4. That direct vehicular access rights to Bluff
Road be dedicated to the City.
5. That a soils report be prepared by a qualified
Soils Engineer and that all grading be in
accordance with a grading plan approved by the
Public Works Director and the Soils Engineer.
Upon completion of the grading, the Soils

Engineer shall certify that the grading has
been completed according to the plan and will
not endanger any property. A reproducible
copy of the grading plan on a standard size
sheet or sheets shall be furnished the Public
Works Department.
6. That the northerly cul de sac be completely
dedicated and improved, including that portion
outside of the tentative map boundary.
7. That Pacific Coast Highway at Bluff Road be
widened and left -turn channelization be pro-
vided, subject to State approval.
8. That the necessary easements and deeds for the
utilities outside the City be provided.
9. That the extension of 16th Street westerly of
Bluff Road be fully dedicated and improved
except for the northerly sidewalk.
10. That the tract be rezoned to an R -1 District.
11. Inasmuch as a small parcel located at the exten-
sion of Monrovia Street is under separate owner-
ship and is not included within the boundaries
of the tentative map, it was recommended that
the developer, if possible, acquire, dedicate
and improve said parcel. If impossible to acquir

the parcel, that the developer be requested to
reimburse the City for any expense incurred.
The developer, at the meeting, agreed to this
condition.
12. That street parkway tree planting be in
accordance with specifications of the Parks,
Beaches and Recreation Department.
13. Inasmuch as Bluff Road is an Arterial Highway,
it must be provided with sprinklers and land-
scaped in accordance with the City Arterial
Highway Parkway policy.
Item No. 10 of the Assistant Public Works Director's
recommendations was deleted at his request.
