Holstein & Sons, was rescinded. Tract 5692 On motion of Commissioner Copelin, seconded by Commis- sioner Jakosky, and carried, the action of July 16, 1964 on Tentative Tract Map No. 5692 was rescinded. UP- 1054(A) GEORGE M. Blocks 52 and 56 Irvine`s Subdivision APPROVED Applicant requests permission to construct element (A) of Use Permit No. 1054 (Planned Residential Development) consisting of 69 residential lots and 1 green area lot. • Approved, in accordance with map dated August 3, 1964 Motion x and titled "Study X" Tentative Map No. 5692 (The Bluffs) Second x and subject to the conditions attached to Tentative Map All Ayes No. 5692. Tract 5692 The Commission reconsidered the tentative map of Tract 5692, being a proposed subdivision of a Portion of Block 52 and 56, Irvine °s Subdivision, consisting of 16.28 acres divided into 69 residential lots and 1 green area lot of a Planned Residential Development in the Eastbluf area and recommended approval, subject to the conditions imposed when the map was considered on July 16, 1964, Motion x which are hereby incorporated by reference and made a Second x part hereof as though set forth in full. All Ayes Commissioner Rea stated that she was not present at the meeting of July 16, 1964 and has not indicated her vote regarding street widths. Commissioner Downing made a motion, seconded by Commis- Motion x sioner Rea, that a minority report be made regarding Second x street widths. All Ayes TENTATIVE MAPS TO t 5711 The Commission considered the tentative map of Tract 5711, being a proposed subdivision of a portion of Lots "C" and "D" Banning Tract and a portion of Lot 1, Tract 463, consisting of 43.5 acres divided into 241 residential lots, located north of Coast Highway and west of Superior Avenue, Newport Beach, California and Page 1. That all improvements be constructed as required Ayes x x x x x x x by Ordinance and the Public Works Department. Noes x 2. That the boundary of the final tract map be checked by the County Surveyor before being submitted to the City for approval. 3. That the requirement of Section 9253.21 of the Subdivision Ordinance regarding map scale be waived provided a map drawn accurately to a scale of 1" : 100' is furnished the Public Works Department. 4. That direct vehicular access rights to Bluff Road be dedicated to the City. 5. That a soils report be prepared by a qualified Soils Engineer and that all grading be in accordance with a grading plan approved by the Public Works Director and the Soils Engineer. Upon completion of the grading, the Soils • Engineer shall certify that the grading has been completed according to the plan and will not endanger any property. A reproducible copy of the grading plan on a standard size sheet or sheets shall be furnished the Public Works Department. 6. That the northerly cul de sac be completely dedicated and improved, including that portion outside of the tentative map boundary. 7. That Pacific Coast Highway at Bluff Road be widened and left -turn channelization be pro- vided, subject to State approval. 8. That the necessary easements and deeds for the utilities outside the City be provided. 9. That the extension of 16th Street westerly of Bluff Road be fully dedicated and improved except for the northerly sidewalk. 10. That the tract be rezoned to an R -1 District. 11. Inasmuch as a small parcel located at the exten- sion of Monrovia Street is under separate owner- ship and is not included within the boundaries of the tentative map, it was recommended that the developer, if possible, acquire, dedicate and improve said parcel. The developer, at the meeting, agreed to this condition. 12. That street parkway tree planting be in accordance with specifications of the Parks, Beaches and Recreation Department. 13. Inasmuch as Bluff Road is an Arterial Highway, it must be provided with sprinklers and land- scaped in accordance with the City Arterial Highway Parkway policy. Item No. 10 of the Assistant Public Works Director's recommendations was deleted at his request.
