Kruse Helen Herrmann MINUTES Minutes of the regular meeting July 21, 1966 and adjourned meeting August 4, 1966 were approved on motion of Commissioner Copelin, seconded by Commissioner Jakosky, and carried. PAWSED,FINAL MAP TRACT 5878 The Commission considered the revised final map of Tract 5878, being a proposed subdivision of a Portion of Block.52, Irvine's Subdivision consisting of 22.42 acres divided into 91 lots of a Planned Residential Development located between Vista del Ora and Back Bay Drive, one - half mile northerly of Big Canyon in the Eastbluff area and recommended approval, subject to the following conditions Motion x Second x 1a That all improvements be constructed as All Ayes required by ordinance and the Public Works Department. 2. That Section 9253.21 of the Subdivision Ordinance regarding map scale be waived provided maps drawn accurately to a scale of 1" = 100' are furnished the Public Works Department. 3. That Section 9254.36 of the Subdivision Ordinance requiring that lots abut on a street be waived in accordance with the provisions of Section 9256.12, provided • adequate access is furnished. 4, That Section 9254.31 of the Subdivision Ordinance regarding size and shape of lots be waived in accordance with the Page 1. That the requirement for a perimeter of public streets be waived in accordance with the provisions of Section 9108.5 of the.P.R.D. Ordinance. 6. That all grading be in accordance with a grading plan and report approved by the Public Works Director and a qualified. Soils Engineer. Upon completion.of the grading, the Soils Engineer shall certify that the grading has been completed accordin.g.to the plan and the require- ments of the Grading Ordinance, A re- producible copy of.the grading plan on a standard sheet shall be furnished to the Public Works Department. 7o That the design of the „proposed private streets and storm drains be approved by by the Public Works Department. • 8. That construction of the proposed pri- vate streets be inspected by the Public Works Department and that a,.standard inspection fee be paid; or, that con- struction be inspected and certified by the developer's engineer. 90 That sewer easements of 15' width be provided; and that sewer access roads continuously accessible to maintenance vehicles for their full length be pro- vided, with a surface which will be, usable in all weather conditions. 10. That access rights to Back Bay Drive, Vista del Playa, and the street designa- ted as "Street A” be dedicated to the City. 11. That the developer post a separate bond for the estimated cost of improving one -half of Back Bay.Drive. The improve- ment of this street should be done at a later date as development and traffic needs require, and when the configura- tion of Back Bay Drive has been deter- mined. (In the case of Tract 5435, adjacent to the southwest, a cash deposit was posted with.the City covering the cost of future improvement of one - half. Page 2. This is recommended because.of the uncertaint as.to the future street configuration in the area, and because.a maintenance problem would exist if the streets are not improved immediately. Separate bond and agreements have been prepared cover- ing the improvement of these streets. A request from Gordon B. On motion of Commissioner Copelin, seconded by Commissioner Clark, and carried, the meeting was adjourned until September 1, 1966 at 8:00 P.M., in the City Council Chambers.
