MINUTES ; Minutes of the regular meeting on July 16, 1959 and
the adjourned meeting on August 6, 1959 were approved
on the motion of Commissioner Hayton, seconded by
Commissioner Rudd, and carried.

Applicant requests permission to have waived a portion;
of off- street parking requirements. He advises that ;
necessary parking will be provided within a distance
of 600' from the subject property.
Approved, subject to the following conditions:
1. Applicant must meet parking requirements
by providing parking at another location
and the owner of both parcels must enter
into an agreement with the City agreeing
that such other location will always be
used to provide the amount of parking
being waived at the building site. The
agreement to be in a form approved by the
City Attorney and recorded in the Orange
County Recorder's Office.
2. The processing of an amendment to the
Municipal Code to rezone the off -site park-
ing lot from a C -1 -H to an Unclassified
District.
3. The alley adjacent to the property and one
half of Villa Way must be improved with
curb, gutter and pavement in accordance with
specifications of the Director of Public
Works.
4. Off -site parking lot must be improved in
accordance with plot plan submitted with
application.

Referred to the Commission was a copy of Orange County
Planning Commission Use Variance Permit No. 4373 filed
by Ray F. Johnson, 20071 Southwest Acacia Street,
Santa Ana, requesting permission to locate a trailer
for dwelling purposes in an Agricultural District on
property located on the northwesterly side of Acacia
Street, approximately 360 ft. southwesterly of
Palisades Road, north of Newport Beach.
The Planning Director was instructed to advise the
Orange County Planning Commission that the City of
Newport Beach prohibits the location of any trailer
for dwelling purposes on any property other than a
certified trailer park and for this reason did not
favor the approval of this application.
