TENTATIVE KLPS
Tract 5740
The Commission considered the tentative map of Tract
5740, being a proposed subdivision of a Portion of Block
52, Irvine's Subdivision, consisting of 15.42 acres
divided into 75 lots and 1 green area lot of a Planned
Residential Development in the Eastbluff area and
recommended approval, subject to the following conditions:
1. That all improvements be constructed as required

2. That the boundary of the final tract map be
checked by the County Surveyor before being
submitted to the City for approval.
3. That Section 9253.21 of the Subdivision Ordinance

regarding map scale be waived provided maps drawn
accurately to a scale of 1" a 100' are furnished
the Public Works Department.
4. That Section 9254.36 of the Subdivision ordinance
requiring that lots abut on a street be waived
in accordance with the provisions of Section
9256.12 provided adequate access is furnished.
5. That Section 9254.31 of the Subdivision Ordinance
regarding size and shape of lots be waived in
accordance with the provisions of Section 9256.12.
6. That the requirement for a perimeter of public
streets be waived in accordance with the pro-
visions of Section 9108.5 of the PRD Ordinance.
7. That all grading be in accordance with a grading
plan and report approved by the Public works
Director and a qualified Soils Engineer. Upon
completion of the grading the Soils Engineer
shall certify that the grading has been completed
according to the plan and will not endanger any
property. A reproducible copy of the grading
plan on a standard size sheet shall be furnished

to the Public Works Department.
8. That the design of the proposed private streets
be approved by the Public Works Department.

The Commission considered the tentative map of Tract
5741, being a proposed subdivision of a Portion of
Block 52, Irvine's Subdivision, consisting of 8.54 acres
divided into 42 lots and 1 green area lot of a Planned
Residential Development in the Eastbluff area and
recommended approval, subject to the following condition;:

Residential Development in the Eastbluff area and
recommended approval, subject to the following condition;.-
