Considered by the Commission was a tentative map of
Tract No. 2513 being a proposed subdivision of
portions of Lot 308 and Lot 318, Newport Heights
Tract. This proposed subdivision will consist of
5.2 acres divided into 18 iota.
APPROVED subject to following conditions:
1. No vehicular access may be permitted to lots
abutting Irvine Ave.
2. A 1' strip adjacent to street must be deeded to
City on Lots abutting Irvine Ave.
3. The street within the tract must have a 36' paved:
width.
4. The right -of -way for street in front of Lots 1,
2 & 17 must be 561.
The right -of -way for all other lots must be 47' with
a 10' parkway provided on all lots with exception of
Lot 18.
Requirement for parkway on Lot 18 is waived.
5. A 5' setback must be established on Lot 18 for ;
the purpose of prohibiting any structure, hedge or
screen planting.
6. Applicant must file with the Planning Dept. a
Zoning Petition requesting that Lots 1 thru 17 be
zoned from an R -1 to an R -1 -B District and that
Lot 18 be changed from an R -1 to an Unclassified ;
District. ;

other Commissioners felt that more time should be
given to consider preliminary or tentative maps ;
pertaining to subdivisions of 5 lots or more.
After a discussion regarding this matter, the
following Policy Statement was adopted:
"The Planning Commission in order to assure adedquatee
consideration of proposed subdivision will on and
after this date require two public hearings on
tentative or preliminary maps pertaining to sub-

divisions of 5 lots or more." ;

2. A second policy statement regarding proposed
subdivisions adopted and is as follows:
"On and after this date it shall be the policy of
the Planning Commission to require tentative large
scale subdivision maps to show the layout in detail
of all abutting properties and further that applic-
ants be required to provide a vicinity map to show
all pertinent information as to the layout of the
general neighborhood. Said information must include:
zoning, street pattern, etc., so that the Commission: Motion
may relate the subject subdivision to existing Second

3. Resolution of Intention No. 627 was adopted to
hold one public hearing on an amendment to Section
9254.14 (c) & (d) of Ordinance No. 650 so as to
change the required minimum right -of -way in local
streets, cul -de -sac streets and service roads from
60' to 561.
Business at hand being declared completed, the
meeting was adjourned on motion of Commissioner
Clemence, seconded by Commissioner Copelin and
carried.
