COMMISSIONERS 0 Place: Council Chambers ROLL CALL Commissioners Present: Rights, Picker, Jakosky, Rea, i Clemente, Downing, Autry (Commissioners Absent: Clark, Copelin I i MINUTES Minutes of the regular meeting on August 15, 1963 and adjourned meeting September 5, 1963 were approved on the motion of Commissioner Rea, seconded by Commissioner Jakosky, and carried. j I TENTATIVE Ps Tract 5293 The tentative map of Tract 5293, being a proposed sub- division of a Portion of Block 54, Irvine's Subdivision, consisting of 4.7 acres divided into 9 lots located j south of Coast Highway 101 and between Lower Newport Bay and Bayside Drive was recommended to the City Council for approval, subject to the following conditions: Motion Second �a 1, That all improvements be constructed as re- All Ayes quired by Ordinance and the Public Works Department.' i 2. That the boundary of the final tract map be checked by the County Surveyor before being submitted to the City for approval. 3. That the following sections of the Subdivision �. Ordinance be waived and the changes be approved as noted: A. (Section 9253.21) The final map may be drawn to a scale larger than V ® 100' provided a map drawn accurately to a scale of 1" = 100' is furnished the Public Works Department. B. (Section 9255.24) Sidewalks and curb not be required along Coast Highway in the vicinity of the bridge. C. (Section 9255.28) Street lighting not be required along Coast Highway. 4. A 34 foot wide half street be dedicated along i Bayside Drive with complete street improvements including approaches, street lights, and a curb • located 28 feet from street center line. 5. That water main and fire hydrants be installed on the.south side of Coast Highway, between Bayside Drive and the bridge, subject to the specifications of the City of Newport Beach Fire Department and the standards of the Grading Schedule of the National Board of Fire Underwrite s. 8. That street trees be planted in accordance with recommendations of the Parks, Beaches and Recreation Department. The Commission suggested to the developer that an attempt be made to negotiate with the lessees on Bayside Drive to provide sidewalks. FINAL MAPS Tract 5130 The final map of Tract 51309 being a proposed subdivisio of a Portion of Block 94, Irvine's Subdivision, con- sisting of 7.04 acres divided into 23 lots located • south of Coast Highway 101 and east of Jamboree Road (Irvine Terrace -Unit Four) was recommended to the City Council for approval, subject to the following conditions- 1.
