Any lighting of the premises shall be limited to area lighters and all direct sources of illumination shall be confined to the site and shall not be visible from residential properties. 3-. A large planter shall be provided around the base of the sign and phone booth at,the westerly corner of the site. A large planter shall be e-provided at the most southerly corner of the site. Planters not less than 4 feet wide shall be provided across the front and along both sides of the existing office building, except at walkways. All planters shall be provided with an irrigation system. A detailed plan • of all planters, plant materials and irrigation system shall be approved by the Planhing Director prior to issuance of any building permits. Page 3. The gasoline pumps proposed to be used for business only shall be screened from the Coast Highway as approved by the Planning Director. 6. All rental trucks shall be kept toward the.rear of the property. 7. A plot pl.an and elevation of proposed building refacading, outdoor merchan- dise display areas drawn to scale and incorporating the above referenced landscaping areas shall be submitted to the Planning Department for approval prior to the issuance of a building permit or occupancy permit. (See Condition No. 15.)' 5. The planters indicated adjacent to the . parking lot.at Goldenrod and at the alley shall be not less than 5 feet wide. 6. All planters shall be provided with sprinkler irrigation systems. 7. Completed plans for all landscaping including plant materials, size, spacing, etc. and the irrigation system shall be approved by the Pl.ann.ing Director prior to issuance • of a building permit. 8. The existing palm tree that will have to be removed for the driveway onto Goldenrod shall be transplanted by the applicant (max.imum cost $500.00) into a City park as approved by the Parks, Beaches and Recreation Director. (See Condition No. 15.) 9. Install 3 foot high parking lot screen- ing walls in the two planting areas adjacent to Goldenrod Avenue in a manner allowing adequate site clear - ances for pedestrians to be approved by the Planning Department. 10. A revised plot plan showing the elimin- ated driveway, re -sited building and the revised landscaping,.etc' shall be submitted to the Planning Department for approval prior:to issuance of a building permit. 11. (See Condition No. 15. 14. The flag pole shall not exceed the 35 foot height limit in the C-1 District. 15.
