One Brazilian Pepper tree shall be shall be. planted in the Balboa Blvd. parkway in front of Lots 1, 2 and 3. 2. The requirement that lots.abut upon, a street (Section 19.20.110,(F)) be waived for Lots 5 and 6. 3. The requirement that lots be at least 5000 sq.ft. (Section 19.20.110) be waived and that lot sizes as shown or as permitted by these conditions be approved. 4. All utilities serving the tract shall. be installed underground. 5. That the remaining uncompleted street improvements,.including concrete curb, gutter, and sidewalk, be constructed on "F" Street adjacent to Lot 4, and that a standard street light be in- stalled on "F ", Street at the alley. 12. That the broken sidewalks on Balboa Blvd. be reconstructed: 13. That the subdividion not become final until the rezoning of Lots 1, 2 and 3 to an R -2 District and Lots 4, 5 and 6 to an R -1 District. The following setbacks were approved: A front yard setback of 5 ft. from Balboa Blvd. for Lots.1, 2 and 3. �! f" A front yard setback of 10 ft. from the beach side of Lots 4, 5 and 6. COMMUNICATIONS The Commission considered a request dated 1. September 8, 1967 signed by James A. Ballenger Field Coordinator, The Irvine Company for a one year extension of Use Permit 1210 which permits the removal of earthen material from the site of Newport Center. TRACT 6425 - STREET NAME The Commission determined that the name "Isle View Drive" shown for the entire loop street in Tract 6425 would cause confusion with the name of another street (Island View Drive in a nearby tract) and be difficult from a number- ing point of view as well. The applicants agreed with the Commission's findings and sub- mitted a dual name system for the loop street consisting of "Inlet Isle Drive" and "Topside Lane" which street names were approved.
