Page 21 - Following Condition No. 9 at the top of the page, the minutes should reflect that Commissioners Hazewinkel and Parker returned to the dais. 2. Page 26 — Paragraph 2 - Correct name of speaker to read Jean Watt. 3. Page 26 - Paragraph 3 - That the motion reflect that since this matter had received extensive review within the past months and may not have sufficient public backing at this time, the issue was premature rather than unwarranted. X Minutes of the regular.meeting of September 19, 1974 were approved as written. Item #1 Request to establish one building site and elimi- nate an interior lot line where portions of two RESUB- —DTT STON lots now exist so as to permit the construction of room additions to an existing single family dwelling on the property. Bill Frost of Raub, Bein, Frost and Assoc., appear d before the Planning Commission on behalf of the applicant and concurred with the staff report and condition which was recommended. There being no others desiring to appear and be heard, the public hearing was closed. X Motion was made to approve Resubdivision No. 471 subject to the following condition: 1. That a Parcel Map be filed. Item #2 Request approval of the Final Map of Tract 8444 FINAL to create one parcel of land for residential MAF__ condominium development. Ralph Arneson, McLain Development Co., appeared before the.Commission and stated he agreed with the staff report and recommended conditions includ ing the revised Condition No. 3. Commissioner Williams expressed concern over the deficiency of public open space as it pertained to cluster housing developments and felt that the matter should be examined thoroughly on future proposals. X Motion was made that the Final Map of Tract 8444 be approved subject to the following conditions: 1. That all the conditions of approval for the Tentative Map of Tract No. 8444 be fulfilled with the exception that Condition No. 1 shall be amended to read: Residential development on this parcel shall not exceed 83 dwelling units. 2. That the California Vehicle Code be enforced on the private streets in accordance with the landowner's previous request. 3. That a private street lighting system be permitted provided the design is: approved by the Public Works.Department; and provided that the Real Estate Commissioner be requested to include appropriate information regarding maintenance responsibilities in the Subdivi- sion Report. Item #3 Request approval of the Final Map of Tract 8445 FINAL to create one parcel of land for residential condominium development. Ralph Arneson, McLain Development Co., appeared before the Commission and concurred with the staff report and conditions recommended including the revision to Condition No. 3. Motion X Motion was made that the Final Map of Tract 8445 All Ayes be approved subject to the following conditions: 1. That all the conditions of approval for the Tentative Map of Tract No. 8445 be fulfilled with the exception that Condition No. 1 shall be amended to read: Residential development on this parcel shall not exceed 61 dwelling units. • 2. ADDITIONAL BUSINESS: Motion X Planning Commission adopted Resolution No. 89.7, All Ayes setting a public hearing for October 24, 1974, at 7:00 P.M. to reconsider the following matters referred back to the Planning Commission by the City Council: 1. Request to prezone 6.29 acres of unincorporat- ed territory to the P -C (Planned Community) . District located easterly of New MacArthur Boulevard and the proposed extension of Spy- glass Hill Road adjoining the San Joaquin Reservoir. (Amendment No. 437) Page 4. Request to amend the Planned Community Develop ment Standards for Harbor View Hills by reduc- ing the permitted density in Area 11; updating the statistical analysis for Areas 11 and 15; And other general changes in the Land Use Map and P -C Text. (Amendment'No. 437) 3. Request to subdivide 170.3 acres for residen- tial purposes and the acceptance of an environ mental document in connection with Tentative Map Tract 8725.
