Council Chambers COMMISSIONERS ROLL ZALL TENTATIVE MAPS Commissioners Present; Copelin, Picker, Higbie, O'Brien Rudd Commissioners Absent: Clark, Clemence, Marshall The tentative map of Tract 4444, being a subdivision of Tract. 4444 4.85 acres divided into 34 lots, proposed to be a Planned Residential Development, located easterly of Tustin Avenue and northerly of the continuation of Del Mar Avenue in the Upper Back Bay area, was recommend d to the City Council for approval, subject to the follow - ing..conditions: Motion x Second x 1. That water system be in accordance with All Ayes standards and specifications of the City of Newport Beach.' 2. Require dedication of vehicular access rights to Tustin Avenue. 3. Require a-grant deed on one -half of 60 ft. right -of -way on Del Mar Avenue and one -half . of 56 ft, right -of -way on easterly side of Tract. Remaining dedication would then need to be obtained from adjacent properties when they develop. 4. Require adequate off =site drainage facility together with necessary right -of -way from northeasterly corner of 'Tract. 5. Require construction of off -site sever - connection and necessary easement as shown on map. 6. All improvements as required by Subdivision Ordinance must be provided. 7. Water and fire hydrant system to be installed as approved by the Fire Department. S. All street tree planting to be in accordance with specifications of the Parks, Beaches 6 Recreation Department. 9. All Ayes 2. Referred to the Commission for reconsideration was Tract 4225 being .a. subdivision of 15.8 plus acres divided into 10 lots, proposed to be for commercial use, located sout of Westcliff Drive between Irvine Avenue and Dover Drive and on the westerly side of Dover Drive between Westclif Drive and 16th Street. On recommendation of the Planni staff, the Commission approved the amendment of Conditio No. 5 to read as follows: Notion' Second That access on Westcliff Drive be limited to All Ayes two additional openings to be located between the easterly line of Lot 2 and at least 10' west of the beginning of a curve on Westcliff Drive, and one additional opening on Dover'' Drive to be located between the northerly line of Lot 10 and at least 10' south of the end of curve on said Dover Drive, said openings to be subject to the approval of the Director of • Public Works. 3. Planning Commission Amendment No. 124 which proposes to add certain sections to Article I% (Planning and Zonitg Regulations) pertaining to Combining Districts and Height Motion Limits was set for public hearing on November 16, 1961 Second at 8 :00 P.M. in the City Council Chambers. Referred to the Commission by the City Council was a petition to annex an area bounded by 22nd'..Streat, Irvine Avenue, Tustin Avenue and 21st Street.
