Commissioners Absent: Clark te,kie,Hnt�k+k *,t�,t,t�e,t ** The Commission considered the tentative map of Tract Tract 5783 5783, being a proposed subdivision of a Portion of Lot 169, Block 2 of Irvine's Subdivision consisting of 3.90 acres divided into 20 R -3 lots located on the southwest corner of Dana and Flagship Road, Newport Beach, and recommended approval, subject to the following condition 1. That all improvements, including sidewalks, be Motion constructed as required by Ordinance and the Second x Public Works Department. All Ayes 2. That electric and telephone utilities be installed underground. (Section 9255.28(a),) 3. That the boundary of the final tract map be • checked by the County Surveyor before being submitted to the City for approval. 4. That Section 9253.21 of the Subdivision Ordi- nance regarding scale of the final map be waived provided a map drawn accurately to a scale of 1" = 100' is furnished the Public Works Department. 5. That the design section of Flagship Road and Dana Road be 40' curb to curb on 56' right -of- way in accordance with the width approved in Tract 4692. (Section 9254.14.) 6. That all utilities in Flagship Road and Dana Road be completed. 7. That Dana Road be fully improved and that the northwesterly half of Flagship Road be fully improved. The developers of Tract 4692 are bonded to complete the improvement of Dana and Flagship Road prior to June 8, 1967. The completion of improvements on Flagship Road can be done • at the time of development of the property adjacent southeasterly, or by the developers of Tract 4692 as mentioned above. 8. The applicant agreed to the above condition. The Commission suggested that appropriate landscaping be provided for this off -site parking lot. 5. LDDITIONAL BUSINESS Presented to the Commission was a proposed policy re- 1. lating to Private Street Standards in Planned Residen- tial Developments prepared by a Committee consisting of Commissioner Rea, Chairman, Commissioner Copelin, Councilman Marshall and staff members. The Private Street policy, as presented, was unanimously Motion x approved and recommended to the City Council. Second x All Ayes The Commission unanimously thanked the Committee for its work in connection with this policy. Resolution No. 669, being A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF NEWPORT BEACH DECLARING ITS INTENTION TO CONSIDER CERTAIN AMENDMENTS TO • ARTICLE IX OF THE NEWPORT BEACH MUNICIPAL CODE RELATING TO OFF- STREET PARKING REQUIRE- MENTS was adopted. Motion x Second x A public hearing was set for December 3, 1964 at All Ayes Pane 4. Resolution No. 670 being A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF NEWPORT BEACH DECLARING ITS INTENTION TO CONSIDER CERTAIN AMENDMENTS TO ARTICLE IX OF THE NEWPORT BEACH MUNICIPAL CODE RELATING TO BUILDING HEIGHTS, NUMBER OF STORIES, HEIGHT . LIMITS, BASEMENT AND HEIGHTS OF BUILDINGS was adopted. Motion Second A public hearing was set for December 3, 1964 at 8:00 All Ayes P.M. in the City Council Chambers to consider subject amendments. The recommended amendments were presented by the Building Height Committee consisting of Commissioner Curtis, chairman, Commissioners Dosh and Downing, and staff members. • The Commission unanimously expressed thanks and compli- ments to the Committee and particularly thanked Warren Cavanaugh of the Building Department for his valuable participation in the Committee work. 3. A memorandum from the Planning Director regarding uses in the C -2, M -1 and M -1 -A Districts was held over until November 19, 1964.
