101 to 3' on Lot 165, Tract 1237, further described as 624 Seaward Charles 0. Good
Road, Corona del Mar. (Application should have read 151 in place of Lot 165,Tr.1237
10t as district is R -1 -B). 'he Commission found that the applicant
has not proven to the satisfaction of the Commission that the appli- DEIFIED
cation of the zoning ordinance imposes a hardship. When the subdivi-
sion of this tract was approved, all the lots contained a minimum
of 6000 square feet which should be sufficient area to adequately
comply with all the setback requirements of the zoning ordinance.
This tract is enjoying a good development and there has been very
few applications for variances and the Commission cannot see any
legitimate reasons to start gtanting unnecessary variances at this time.
