MINUTES Minutes of the regular meeting on October 15, 1964 and adjourned meeting on November 5, 1964 were approved on motion of Commissioner Curtis, seconded by Commissioner Rea, and carried. TENTATIVE MAPS Tract 5798 The Planning Commission considered the tentative map of Tract 5798, being a proposed subdivision of a Portion of Blocks 52 and 56, Irvine's Subdivision consisting of 15.84 acres divided into 105 residential lots and 1 green area lot of a Planned Residential Development located in the Eastbluff area and recommended approval, subject to the following conditions: Motion Second 1. That all improvements be constructed as All Ayes required by Ordinance and the Public Works Department. • 2. That the boundary of the final tract map be checked by the County Surveyor before being submitted to the City for approval. 3. That Section 9253.21 of the Subdivision Ordinance regarding map scale be waived provided maps drawn accurately to a scale of 1" m 100' are furnished the Public Works Department. 4. That Section 9254.36 of the Subdivision Ordinance requiring that lots abut on a street be waived in accordance with the provisions of Section 9256.12 provided adequate access is furnished. 5. That Section 9254.31 of the Subdivision Ordinance regarding size and shape of lots be waived in accordance with the provisions of Section 9256.12. 6. That the 'requirement for a perimeter of public streets be waived in accordance with the provisions of Section 9108.5 of the P.R.D. Ordinance. 7. Upon completion of the grading the Soils Engineer shall certify that the grading has been 'completed according to the plan and will not endanger any property. A reproducible copy of the grading plan on a standard size sheet shall be furnished to the Public Works Department. 8. That access rights to Vista del Sol and to Eastbluff Drive be dedicated to the City both on the final map and by separate docu- ment. 9. That the design of the proposed private streets be approved by the Public Works Department. 10. That drives with depressed crown section be provided with concrete alley gutters where grades are flat. Location to be detailed on improvement plans. 11. That sidewalks be provided in location to be approved by the Planning and the Public Works • Departments. 12. That construction of the proposed private streets be inspected by the Public Works Department and that a standard inspection fee be paid; or, that construction be in� spected and certified by the Developer's Engineer. 13. That street trees be planted in accordance with specifications of the Parks, Beaches & Recreation Department. AMENDMENTS A -192 FRANK H. At the meeting, Mr. Paul Rife representing George M. Holstein & Sons,requested that this variance be amended' to request waiver of 24 covered parking spaces instead of 36, as stated in the application. The application was approved, as amended. Motion Second • The Commission complimented Murton H. Willson and All Ayes Associates and the Planning staff on the preparation of the report. 2. December 17, 1964 at 8:00 P.M. in the City Council Chambers was established as the date, time and place to consider Amendment No. 195 which will establish setbacks on Lots 1 thru 23, Tract 5130.
