S Ayes Noes x x x x x x x x Tract 3660 The revised tentative map of Tract 3660, being a propose subdivision consisting of 39 acres divided into 106 lots APPROVED located easterly of Mac Arthur Blvd., and north of 5th Avenue in Corona del Mar,was recommended to the City Council for a0proval subject to the following conditions 1. That all utilities be installed underground Motion x Second x 2. That subdivision be rezoned from an Unclassified All Ayes to an R -1 -B District. • 3. -That tree planting be in accordance with. recommendations of the Parks, Beaches and Recreation Department. 4. That recommendations as set forth in 'a commun- ication by the Public Works Director dated December 1, 1960 be complied with. 5. That a temporary cul -de -sac at the end of Harbor View Drive be constructed with a paved diameter of.80'. 6. That a pedestrian walkway be constructed and dedicated to the City between the westerly cul -de -sac of Sand Circle and the Metropolitan water easement and along said easement to Pebble Drive. Portion Lot 18 Newport Heights Tract Zone R -1 APPROVED Applicant requests permission to create four (4) build- ing sites out of one R -1 parcel. This application was considered by the Commission at its last meeting but was held over for further study. A revised plan prepared by the Planning Department was submitted showing additional property and an increase in the number of lots. The amended plot plan was approved, subject to the following conditions: Motion x 1. That a tentative map, to comply with subdivision Second x regulations, be submitted prior to City Council All Ayes .consideration of this resubdivision. 2. A petition of property owners along LaJolla Drive reques - ing a change of zoning from R -1 to R -2, referred to the Motion x Planning Commission by the City Council, was considered. Second x All Apes It was directed that the Planning Department advise the petitioners of the correct procedure for initiating a 'zoning amendment. 3. The Commission considered an appeal filed by C. Ed Soule appealing from a decision of the Building Department .denying his clients, -Mr. & Mrs. Robert Dennistoun's, application for a building permit. The Building Department denied the building application plans for the reason that, in their opinion, the second story addition over the garage to be connected with the existing single family dwelling by a breeze way, was designed for a second dwelling unit on an R -1 lot.
