TENTATIVE KLPS
Tract 5435
The tentative map of Tract 5435 being a proposed
subdivision of 48.4 acres consisting of 193 lots located
in the Eastbluff area, (Planned Residential Development),
was recommended to the City Council for approval, subject
j to the following conditions:
�. That all improvements be constructed as required

2. That the boundary of the final tract map be
checked by the County Surveyor before being
submitted to the City for approval.
3. That the following Sections of the Subdivision
Ordinance be waived and the changes be approved

as noted:
A. (Section 9253.21) The final map may be
drawn to a scale larger than 1" = 100'
provided a map drawn accurately to a
scale of 1" = 100' is furnished to the
Public Works Department.
B. (Section 9255.24) Lots not be required
to abut on a street provided proper street
access is furnished.
4. That all street names be approved by Planning
Commission (Section 9254.18).
5. That the westerly side of Mar Vista Drive adjacent
to tract entrance be improved and dedicated.
6. That Public Utility easements be given as re-
quired over portions of private drives and
commons area.
7. That all grading be in accordance with a grading,
plan and report approved by the Public Works
Director and a qualified Soils Engineer. Upon
•
completion of the grading, the Soils Engineer
shall certify that the grading has been completed
according to the plan and will not endanger any
property.
8. That final approval of lot arrangements and

to a satisfactory soils report and grading plan
being submitted to the Public Works Department.
9. That final approval of storm drain locations
and lengths be subject to approval of the final
grading plan.
10. That sewers be located and designed to assure
perpetual access for maintenance and cleaning.
11. That all.parkway tress be planted in accordance
with specifications of the City of Newport Beach
and that the landscape architect for the develop-
ment coordinate his plans with the Parks, Beaches
and Recreation Director.
12. That prior to consideration of the tentative map
by the City Council the developer submit to the
City Attorney in writing the means by which the
permanent upkeep and maintenance of the open
spaces or recreational area is to be accomplished

and the payment of all taxes thereon assured.
