Construct all improvements as required by All Ayes Ordinance and the Public Works Director. 2. Construct off -site drainage facilities and on -site water and sewer facilities in accord- ance with the standards and recommendations of the Public Works Department. 3. Construct a left turn pocket in the median on Irvine Avenue opposite Cabrillo Street. • 4. Waive the following sections of the Subdivi- sion Ordinance: A. Section 9254.14.(b) (100 foot minimum right -of -way requirement along Westcliff be waived. Existing minimum right -of -way on Westcliff is 84 feet), B.
