PS The tentative map of Tract-5425, being a proposed sub - Tract 5425 division of a Portion of Block 56, Irvine's Subdivision consisting of 18.2 acres divided into 19 R -3 -B lots located in the Eastbluff area was held over until January 2, 1964 with the consent of the subdivider. Motion x Second x AMENDMENTS All Ayes A -178 Planning Commission Amendment No. 178 which proposes to amend Section 9105.8 of the Newport.Beach Municipal Code pertaining to non - conforming buildings was recommended to the City Council for approval. Motion x Second x VARIANCES All Ayes Commissioner Downing requested that the Commission dis- regard his letter dated December 12, 1963, requesting relief from Off- Street Parking Standards in connection with Variance No. 780. He further asked - that.the Commission disregard his request for a front yard an-- croachment. Commissioner Downing asked to be excused from the rostrum. Lots 29 & 30 Tract 1220 Zone R -3 APPROVED Applicant requests permission to use side yard setbacks to the rear of the lots off the alley as part of require off- street parking. Zone C -1 OVED Applicant requests permission to continue a single family residence on the 2nd story of an existing commercial building. CITY OF NEWPORT BEACH COMMISSIONERS UP -1003 CHRISTENSEN, Gene V. 324 - 328 -332 Marine Ave.,.BB .Is. Lots 13,14,15 B1.14 Sec.4 Balboa Island Tract Zone C-1 APPROVED Applicant requests permission to construct 6 residential units above a commercial- professional building. Approved, subject to the following conditions: Motion x Second 1. That there be no more than 4 commercial units Ayes on the 1st floor and 4 residential units on the Noes second floor 2. That there be 4 garages and 9 parking spaces, stall widths and lengths must conform to parking standards. 3. That yard setbacks on residential use be: side - 4 feet rear - 5 feet front - 0 4. That no vehicle be allowed to park within the rear yard setback. NICATIO S The Planning Commission considered an appeal filed by 1. ,lames D. Higson from a decision of the Building Departme t denying a building permit application at 1000 Cambridge, Newport Beach because of side and rear yard setbacks requested for an accessory building. The Commission reversed the decision of the Building Motion x Department and suggested that the staff study the Sections Second of the Code pertaining to accessory buildings as it was All Aye felt clarification was needed. ADDITIONAL B SINESS The Commission reviewed the findings on Amendment No. 17 , 1. January 2, 1964 at 8:00 P.M in the City Council Chambers was established as the date, time and place to consider amendments to the Master Land Use Plan Motion x • Second All Ayes x � 3. The Planning Commission reviewed the building plans submitted for the Reuben E. Lee Restaurant to be located at 101 E. Coast Hwy., Newport Beach and approved the building plans, as submitted, which indicate a height Motion x in excess of 35 feet in the Unclassified District. Second x All Ayes Pa ire 2. CITY OF NEWPORT BEACH 4.1 The Planning Commission unanimously approved the recommendations of the Planning Director pertaining to a Master Plan for Corona del Mar and recommended that they be forwarded to the City Council with the request that the study be completed at as early a date as possible. 5. Due to the resignation of Commissioner William P. Ficke 1st Vice Chairman, Chairman Clemence opened nominations for lst Vice Chairman and 2nd Vice Chairman. Commissioner William B. Clark was nominated as 1st Vice Chairman by Commissioner Jakosky, seconded by Commissio Rea. Commissioner John J. Jakosky, Jr. was nominated as 2nd Vice Chairman by Commissioner Copelin, seconded by Commissioner Downing. On motion of Commissioner Rea, seconded by Commissioner Copelin, the Commission unanimously approved the . nominations and the offices of 1st Vice Chairman and 2nd Vice Chairman were declared filled. ORANGE COUNTY REFERRALS The Planning Commission reviewed Orange County Use Variance No. 5276 which requests a 42 unit multiple residential development in an R -1 (County) District on the northwest side of Tustin Avenue approximately 480' northeast of Monte Vista Avenue in the County Corridor (Upper Bay) and unanimously recommended that a strong letter of opposition be submitted to the Orange County Planning Commission. r 1 L.
