Commissioners Present: Higbie, Jakosky, Rea, Clark,
Clemente, Copelin, Downing, Autry
Minutes of the regular meeting on November 21, 1963 and
adjourned meeting December 5, 1963 were approved on
motion of Commissioner Rea, seconded by Commissioner
Jakosky, and carried.

The tentative map of Tract-5425, being a proposed sub -
Tract 5425
division of a Portion of Block 56, Irvine's Subdivision
consisting of 18.2 acres divided into 19 R -3 -B lots
located in the Eastbluff area was held over until
January 2, 1964 with the consent of the subdivider.

Planning Commission Amendment No. 178 which proposes to
amend Section 9105.8 of the Newport.Beach Municipal Code
pertaining to non - conforming buildings was recommended
to the City Council for approval.

regard his letter dated December 12, 1963, requesting
relief from Off- Street Parking Standards in connection
with Variance No. 780. He further asked - that.the
Commission disregard his request for a front yard an--
croachment.
Commissioner Downing asked to be excused from the rostrum.

The Commission reversed the decision of the Building

CITY OF NEWPORT BEACH
4.1 The Planning Commission unanimously approved the
recommendations of the Planning Director pertaining to
a Master Plan for Corona del Mar and recommended that
they be forwarded to the City Council with the request
that the study be completed at as early a date as
possible.
5. Due to the resignation of Commissioner William P. Ficke
1st Vice Chairman, Chairman Clemence opened nominations
for lst Vice Chairman and 2nd Vice Chairman.
Commissioner William B. Clark was nominated as 1st Vice
Chairman by Commissioner Jakosky, seconded by Commissio
Rea.
Commissioner John J. Jakosky, Jr. was nominated as 2nd
Vice Chairman by Commissioner Copelin, seconded by
Commissioner Downing.
On motion of Commissioner Rea, seconded by Commissioner
Copelin, the Commission unanimously approved the
. nominations and the offices of 1st Vice Chairman and
2nd Vice Chairman were declared filled.
ORANGE COUNTY REFERRALS
The Planning Commission reviewed Orange County Use
Variance No. 5276 which requests a 42 unit multiple
residential development in an R -1 (County) District on
the northwest side of Tustin Avenue approximately 480'
northeast of Monte Vista Avenue in the County Corridor
(Upper Bay) and unanimously recommended that a strong
letter of opposition be submitted to the Orange County
Planning Commission.
