ORDINANCE No. 646
AN ORDINANCE CHANGING
THE ZONING OF CERTAIN
PROPERTY AND CHANGING
THE SET -BACK LINE ON
CERTAIN PROPERTY
The City Council of the City of
Newport Beach does ordain as fol-
lows:
SECTION 1: Section 9102.2 of
the Municipal Code of the City of
Newport Beach is hereby amended
as follows:
(a) That lots 1 and 2, Block H
of Tract 323, as shown on the Dis-
trict Map attached to Ordinance
No. 635 and referred to in Section
9102.2 of said Municipal Code, and
made a part thereof be, and they
are hereby, rezoned from a C -1
to a C -1 -H District.
(b) That Lot 3, Block 436 of
Corona del Mar Tract as shown
on the District Map attached to
Ordinance No. 635 and referred
to in Section 9102.2 of said Muni-
cipal Code, and made a part
thereof be, and they are hereby,
rezoned from a R -2 to a C -1 -H
District.
(c) That certain lands north of
Highway No. 101, as shown on
Sheet No. 7 of the District Map
attached to Ordinance No. 635
and referred to in Section 9102.2
of said Municipal Code and made
a part thereof, be, and they are
hereby rezoned from a U District
to a C -1 -H District.
(d) That the area known as
Bayshore Camp as shown on the
District Map attached to Ordi-
nance No. 635 and referred to in
Section 9102.2 of said Municipal
Code, and made a part thereof, be,
and they are hereby, re- zoned
from a U District to an R-4 Dis -.
trict and a C -1 -H District.
(e) That Tracts 1014, 11021 1140
and adjacent areas as shown on
the District Map attached to Or-
dinance No. 635 and referred to
in Section 9102.2 of said Munici-
pal Code and made a part thereof,
be, and they are hereby re -zoned
from a U District to an R -1 Dis-
trict.
(f) That certain areas adjacent
to the Beacon Bay Subdivision as
shown on Sheet 24 of the District
Map attached to Ordinance No.
635 and referred to in Section
9102.2 of said Municipal Code, and
made a part thereof, be, and they
are hereby, re -zoned from a U Dis-
trict to the District or Districts as
shown on said Sheet 24 of the Dis-
trict Map. -
SECTION 2! Section''9102.2 of
the Municipal.Code of the City of
Newport Beach Is hereby *ended
as follows:
(a) That on Lots 96 to 181 in-
clusive, 219 to 282 inclusive, 364
to 415 Inclusive, 537 to 641 inclus-
ive, 698 to 753 inclusive, and 994
to 1080 inclusive of Tract 907,
structures on said lots shall not be
erected nearer to the 24 foot
street frontage than 4 feet and not
nearer to the 10 foot walk than 10
feet and that said set -backs be
indicated on Sheets No. 7 and 8
of the District Map, attached to
Ordinance No. 635 of the City of
Newport Beach and referred to in
Section 9102.2 of said Municipal
Code and made a part thereof.
(b) That structures on the fol-
lowing lots, all being in Tract 907,
as shown on Book 28 of Miscellan-
eous Maps, pages 25 to 36 inclus-
ive, Records of Orange County,
Shall have the following set - backs:
Lots 72, 117, 118, 160, 161, 201,
202, 235, 236, 267, 268, 296, 350,
377, 378, 403, 404, one and one -
half (114) feet setback from Via
Lido Nord.
Lots 95, 96, 139, 140, 181, 182,

and that the setbacks as indicated
above be indicated on Sheets 6
and 7 of the District Map attached
to Ordinance No. 635 of the City
of Newport Beach and referred to
in Section 9102.2 of said Munici-
pal Code and made a part thereof.
SECTION 3: That the City En-
gineer of the City of Newport
Beach is hereby instructed and di-
rected to change the above Dis-
trict Maps so as to show the zon-
ing and setback changes described
in Sections 1 and 2 hereof, and, as
said District Map shall have been
so amended, the same shall remain
in full force and effect and a part
of Ordinance No. 635 of the City
of Newport Beach and Section
9102.2 of the Municipal Code of
the City of Newport Beach.
SECTION 4: This Ordinance
shall be published once in the
Newport Harbor Ensign, a news-
paper of general circulation, print-
ed and published in the City of
Newport Beach, and the same
shall be in force and effect 30
days after this passage.
The foregoing Ordinance was in-
troduced at a regular meeting of
the City Council of the City of
Newport Beach held on the 9th
day of July, 1951, and was finally
passed and adopted on the 23rd
day of July 1951, by the follow-
ing vote, to wit:
