ORDINANCE NO. 1167
AN ORDINANCE OF THE CITY OF NEWPORT BEACH ADDING'
SECTIONS 9103.497 THROUGH 9103.499.4 TO THE NEWPORT
BEACH MUNICIPAL CODE TO PROVIDE FOR AN ADMINISTRATIVE
AND PROFESSIONAL ZONING DISTRICT
The City Council of the City of Newport Beach does
ordain as follows-
SECTION to Section 9103.497 is added to the Newport
Beach Municipal Code to read:
"SECTION 91030497. Administrative and Professional or
A -P District,
The following regulations shall apply in all A -P
Districts and shall be subject to the provisions of Chapter 5."
SECTION 2, Section 91030498 is added to the Newport
Beach Municipal Code to read:
"SECTION 9103.498, Uses Permitted:
(a) Professional offices; business offices, banks,
conservatories of art and music; art studios, art galleries,
community centers, social halls, lodges and clubs, medical
centers, physical, medical and diagnostic laboratories',
photography studios, pharmacies for dispensing of drugs and
medical supplies only, and other uses which in the opinion
of the Planning Commission are of a similar nature,
(b) One non-flashing-sign appurtenant to any use and
not over thirty -five (35? square feet in area for each side
(if two sides are used) >'
SECTION 3. Section 9103.499 is added to the Newport
Beach Municipal Code to read:
"SECTION 9103,499° Uses permitted subject to first
securing a use permit in each case:
Dance studios, restaurants, retail sales and interior
decorator studios."
SECTION 4< Section 9103.499,1 is added to the Newport
Beach Municipal Code to read-
"SECTION 9103,499.1. Building Height Limit-
(a) The total floor area contained in all buildings on
a building site-in an A -P District shall "not exceed two (2)
times the buildable area of-said site; provided, however,
that floor area devoted to parking within a building shall
not be considered in determining the total floor area allowed,
and provided further that in no event shall any building exceed
a height of thirty -five (35) feet."
SECTION 5<, Section 9103.499.2 is added to the Newport
Beach Municipal Code to read-
"SECTION 9103,499,2, Building Site Area Required;;
(a) Minimum two thousand (2,000) square feet, Minimum
building site frontage required twenty -five (25) feet,"
• SECTION 6< Section 9103,499.3 is added to the Newport
Beach Municipal Code to read-,
"SECTION 9103,499,3. yards Required;
(a) Front yards-, Minimum fifteen (15) feet; provided,
however, that where the frontage in a block is partiall in
an °R° District the front yard shall be not less than tKat
required in such "R° District.
(b) Rear yards, Nona, except where the rear of a lot
abuts on an °R° District, in which case the rear yard shall
be not less than five (5) feet.
(c) Rear yards abutting on alleys-, Minimum ten (10)
feet."
SECTION 7, Section 9103.499.4 is added to the Newport
Beach Municipal Code to read-
"SECTION 9103,499.4. Automobile Storage or Parking
Space.-,
(a) When an AP District is combined with an ° -&i° or
° ®2° District, accessible storage or space for the parking
of automobiles off the street shall be provided as set forth
• in Sections 9104,21 and 9104.31,"
SECTION 8. This ordinance shall be published once in
the official newspaper of the City,and the same shall be effective
30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council, of the City of Newport Beach held on the 13th day
of June, 1966, and was adopted on the 27th day of Sane , 1,966,
by the following vote, to wit,
