ORDINANCE NO. 1532
AN ORDINANCE OF THE CITY OF NEWPORT BEACH
REZONING PROPERTY AND AMENDING DISTRICTING
MAPS NOS. 45 AND 46
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. The following described real property
in the City of Newport Beach, County of Orange, State of
California, to wit:
Beginning at the northeasterly corner of Lot 1,
Tract 7852 as shown on a map thereof, recorded in
Book 302, pages 7 -9, inclusive, of Miscellaneous Maps
in the office of the County Recorder of Orange County,
said point being a point on the City boundary as es-
tablished by Annexation No. 54 to the City of Newport
Beach, annexed to the City by Ordinance No. 1068;
thence North 77 045100" East along the northerly boundary
of said Lot 1, Tract 7852, to the northeasterly corner
of Lot 1, Tract 7817 as shown on a map thereof, recorded
in Book 308, pages 33 and 34 of Miscellaneous Maps in
the office of the County Recorder of Orange County;
thence continuing North 77 °45'00" East along the northerly
boundary of said Lot 1, Tract 7817; thence along the pro-
longation of the northerly line of said Lot 1, Tract 7817,
to the intersection of said prolongation and the City
boundary as established by Annexation No. 54 to the City
of Newport Beach; thence northerly along said City boundary
to the westerly prolongation of the centerline of 16th
Street; thence westerly and northerly along said City
boundary to the northeasterly boundary line of the one
foot wide strip of land known as the "Westside Strip
Parcel," annexed to the City of Newport Beach by Ordi-
nance No. 630; thence South 29 026'43" East along said
northeasterly boundary a distance of 2472+ ft. to an
intersection with the City boundary as established by
Annexation No. 54 to the City of Newport Beach, annexed
to said City by Ordinance No. 1068; thence continuing
south 29 026143" East along the City boundary as es-
tablished by said Annexation to the point of beginning,
as shown on Districting Maps Nos. 45 and 46, referred to in
Section 10.06.030 of the Newport Beach Municipal Code, and by
such reference made a part of Title 20 of said Code, is hereby
rezoned from the R -3 -B -2 and the Unclassified Districts to the
Planned Community District, and said Districting Maps Nos. 45 and
46 are hereby amended to show this zoning.

SECTION 2. The Director of the Community Development
Department of the City of Newport Beach is hereby instructed
• and directed to change Districting Maps Nos. 45 and 46 to show
the zoning changes described in Section 1 hereof, and as said
Districting Maps shall have been so amended, the same shall
be in full force and effect and be a part of Title 20 of the
Newport Beach Municipal Code.
SECTION 3. This ordinance shall be published once
in the official newspaper of the City, and the same shall be
effective 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the
12th day of November , 1973, and was adopted on the
17th day of December , 1973, by the following vote,
to wit:
• AYES, COUNCILMEN: McInnis, Rogers,
Croul, Dostal, Kymla, Ryckoff, Store
NOES, COUNCILMEN: None
ABSENT COUNCILMEN: None
