AN ORDINANCE OF THE CITY OF NEWPORT BEACH
REZONING PROPERTY AND AMENDING DISTRICTING
• MAPS NOS. 32 AND 51
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. The following described real property
in the City of Newport Beach, County of Orange, State of
California, to wit:

PARCEL 1:
That portion of Block 96 of Irvine's Subdivision
in the County of Orange, State of California, as per
map recorded in Book 1, page 88 of Miscellaneous Record
Maps in the office of the County Recorder of said County,
described as follows:
Beginning at the easterly corner of Tract 673 as
shown on a map thereof, recorded in Book 20, pages
17 and 18 of Miscellaneous Maps, thence north 50 °14'20"
West along the northeasterly line of said tract and the
northwesterly prolongation thereof, being also the south-
westerly boundary line of said Block 96, to an inter-
section with the southwesterly prolongation of the south-
easterly boundary line of that certain 3.61 acre parcel
described in a deed recorded May 5, 1959 in Book 4698,
Page 478 of official records of Orange County and also
shown on an exhibit recorded in Book 7515, page 704 of
said official records; thence northeasterly along said
prolongation and said boundary line to the northeasterly
corner of said parcel; thence northwesterly along the
northeasterly boundary line of said parcel and its
prolongation northwesterly to an intersection with the
centerline of Marguerite Avenue (84 feet wide); thence
North 39145'40" East 26+ feet along said centerline to
the beginning of a curve concave northwesterly having a
radius of 1200.00 feet, said curve being also the center -
line of Marguerite Avenue (80.00 feet wide); thence north-
easterly 183.49 feet along said curve and centerline through
an angle of 8 °45'40" to a point, a radial of said curve to
said point bears south 59 000'00" East; thence leaving said
centerline South 53 045'00" East 1265.00 feet; thence South
62 030'00" East 195.00 feet; thence South 31 000100" East
490.00 feet to an angle point in the boundary of the
"Harbor View Annex" to the City of Newport Beach as es-
tablished by Ordinance No. 896; thence along said boundary
the following courses and distances: South 1 146'30" West
166.20 feet; North 73 015'45" West 147.57 feet; South
43 °48'50" West 103.15 feet; South 76 011'00" West 151.58
feet to the point of beginning;
PARCEL 2-

That portion of Block 93 of Irvine's Subdivision as
shown on a map thereof, recorded in Book 1, page 88 of
Miscellaneous Maps in the office of the County Recorder
of Orange County, described as follows:

Beginning at the intersection of the centerline of
Harbor View Drive with the northeasterly prolongation of
the southeasterly boundary line of lot 13, Tract 3660 as
shown on a map thereof recorded in Book 144, pages 9 -11
of Miscellaneous Maps in the office of the County Recorder
• of Orange County; thence southwesterly along said prolonga-
tion and said boundary line to the southwesterly corner of
said lot 13, said corner being a point on the northeasterly
boundary line of the Newport Beach Elementary School Dis-
trict property as shown on the map in Book 2248, page 487
of Official Records in the office of the County Recorder
of Orange County; thence proceeding southeasterly along
said northeasterly boundary line to the easterly corner
of said School District property; thence proceeding south-
westerly along the southeasterly boundary of said property
to the southerly corner of said property; thence proceeding
southeasterly along the northeasterly boundary line, and
its extension, of that 2.36 acre parcel as described in
the Detailed Description recorded in book 7880, page 196
of Official Records in the office of the County Recorder
of Orange County to an intersection with the centerline
of Marguerite Avenue (84 feet wide); thence northeasterly
along said centerline to an intersection with the prolonga-
tion of the centerline of Harbor View Drive (60 feet wide);
thence northwesterly along said centerline of Harbor View
Drive (60 feet wide) to the point of beginning;
as shown on Districting Maps Nos. 32 and 51, referred to in Section
20.06.030 of the Newport Beach Municipal Code, and by such reference
made a part of Title 20 of said Code, is hereby rezoned from the
R -2 -B and R -3 -B
Districts to the R -1 -B District and
said

and 51 are hereby amended to show
this
zoning.
SECTION 2. The Director of the Community Development
Department of the City of Newport Beach is hereby instructed
and directed to change Districting Maps Nos. 32 and 51 to show
the zoning changes described in Section 1 hereof, and as said
Districting Maps shall have been so amended, the same shall be in
full force and effect and be a part of Title 20 of the Newport
Beach Municipal Code.
SECTION 3. This ordinance shall be published once in
the official newspaper of the City, and the same shall be effec-
tive 30 days after the date of its adoption.
• This ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the

17th day of December 1973, by the following vote,
to wit:
