AN ORDINANCE OF THE CITY OF NEWPORT BEACH
REZONING PROPERTY AND AMENDING DISTRICTING
MAPS NOS. 32, 48, 49 AND 50
•
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. The following described real property
in the City of Newport Beach, County of Orange, State of
California, to wit:
Beginning at the point of intersection of the center-
Beginning at the point of intersection of the center-
line of San Joaquin Hills Road (145 feet wide) with the
extension of the centerline of Santa Cruz Drive (101 feet
wide) and thence proceeding southwesterly along the cen-
terline of Santa Cruz Drive (101 feet wide) and its ex-
tension to an intersection with the easterly extension
of the northerly boundary line of Parcel 1 as shown on the
map in Book 27, page 42 of Parcel Maps in the Office of
the County Recorder of Orange County; thence proceeding
westerly along said boundary line to the northwesterly
corner of said parcel; thence proceeding southerly along
the westerly boundary of said parcel and its extension
southeasterly, to an intersection with the centerline of
Newport Center Drive (130 feet wide); thence southwesterly
along said centerline to an intersection with the exten-
sion of the centerline of Santa Barbara Drive (101 feet
wide); thence northwesterly along the centerline of Santa
• Barbara Drive (101 feet wide) to an intersection with the
southwesterly extension of the southeasterly boundary line
of Parcel 1, as shown on the map in Book 55, page 31 of

line of San Joaquin Hills Road (145 feet wide) and the
centerline of MacArthur Boulevard (100 feet wide) and
thence proceeding southwesterly along the centerline of
MacArthur Boulevard (100 feet wide) and its extension,
to an intersection with the centerline of East Coast
Highway (100 feet wide); thence proceeding northwesterly
along the centerline of East Coast Highway (100 feet
wide) to an intersection with the extension of the cen-
terline of Newport Center Drive (130 feet wide); thence
proceeding northerly along the centerline of Newport
Center Drive (130 feet wide) and its extension to an
intersection with the extension of the centerline of
Farralon Drive (44 feet wide); thence proceeding easterly
along the centerline of Farralon Drive (44 feet wide) and
its extension to an intersection with the centerline of
proposed Avocado Avenue (110 feet wide); thence proceeding
northeasterly along the centerline of proposed Avocado
Avenue (110 feet wide) and its extension to an intersec-
tion with the centerline of San Joaquin Hills Road (145
feet wide); and thence proceeding southeasterly along the
centerline of San Joaquin Hills Road (145 feet wide) to
the point of beginning;
Beginning at the point of intersection of the center-
line of San Joaquin Hills Road (145 feet wide) with the
extension of the centerline of Santa Cruz Drive (101 feet
wide) and thence proceeding southwesterly along the cen-
terline of Santa Cruz Drive (101 feet wide) and its ex-
tension to an intersection with the easterly extension
of the northerly boundary line of Parcel 1 as shown on the
map in Book 27, page 42 of Parcel Maps in the Office of
the County Recorder of Orange County; thence proceeding
westerly along said boundary line to the northwesterly
corner of said parcel; thence proceeding southerly along
the westerly boundary of said parcel and its extension
southeasterly, to an intersection with the centerline of
Newport Center Drive (130 feet wide); thence southwesterly
along said centerline to an intersection with the exten-
sion of the centerline of Santa Barbara Drive (101 feet
wide); thence northwesterly along the centerline of Santa
• Barbara Drive (101 feet wide) to an intersection with the
southwesterly extension of the southeasterly boundary line
of Parcel 1, as shown on the map in Book 55, page 31 of

Parcel Maps in the office of the County Recorder of
Orange County; thence proceeding northeasterly along
said boundary line and its extension to the easterly
corner of said parcel; thence proceeding northwesterly
along the northeasterly boundary line of said parcel
and its extension to an intersection with the center-
line of Jamboree Road (132 feet wide); thence proceeding
northeasterly along said centerline to an intersection
with a perpendicular to the southeasterly boundary line
of Jamboree Road (132 feet wide) extended from the
westerly corner of Parcel 2 as shown on the map in Book
34, page 40 of Parcel Maps in the office of the County
Recorder of Orange County; thence proceeding southeasterly
and northeasterly along said perpendicular, and the
southerly boundary of said Parcel, and a perpendicular
to the southwesterly boundary of San Joaquin Hills Road
(145 feet wide) drawn from the easterly corner of said
parcel, to an intersection with the centerline of San
Joaquin Hills Road (145 feet wide); and thence proceeding
southeasterly along said centerline to the point of be-
ginning;
Beginning at the point of the southeasterly corner
of Parcel 1, as shown on the map in Book 35, page 13 of
Parcel Maps in the office of the County Recorder of
Orange County and thence proceeding easterly on a line
perpendicular to the easterly boundary line of said parcel
drawn from the point of beginning to an intersection with
the centerline of Newport Center Drive (130 feet wide);
thence proceeding southerly along said centerline and its
extension southwesterly to an intersection with the cen-
terline of East Coast Highway (100 feet wide); thence
• proceeding northwesterly along the centerline of East
Coast Highway (100 feet wide) to an intersection with
the extension of the centerline of Clubhouse Drive (60
feet wide); thence proceeding northeasterly along the
centerline of Clubhouse Drive (60 feet wide) to an inter-
section with the northwesterly prolongation of the south-
westerly boundary line of Parcel 1, as shown on the map
in Book 35, page 13 of Parcel Maps in the office of the
County Recorder of Orange County; and thence proceeding
southeasterly and easterly along said prolongation and
said boundary line and the remaining southerly boundary
lines of said Parcel to the point of beginning,
as shown on Districting Maps Nos. 32, 48, 49 and 50, referred to
in Section 20.06.030 of the Newport Beach Municipal Code, and
by such reference made a part of Title 20 of said Code, is hereby
rezoned from the C -O -H, C -N -H and Unclassified Districts to the
Planned Community District, and said Districting Maps Nos. 32,
48, 49 and 50 are hereby amended to show this zoning.
SECTION 2. The Director of the Community Development
Department of the City of Newport Beach is hereby instructed
and directed to change Districting Maps Nos. 32, 48, 49 and 50
to show the zoning changes described in Section 1 hereof, and as

said Districting Maps shall have been so amended, the same shall
be in full force and effect and be a part of Title 20 of the
Newport Beach Municipal Code.
SECTION 3. This ordinance shall be published once
in the official newspaper of the City, and the same shall be
effective 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the
17thr day of December 1973, and was adopted on the

14th day of January 197.7, by the following vote,
to wit:
