ORDINANCE NO. 2 5 81
AN ORDINANCE OF THE CITY OF NEWPORT BEACH
PREZONING UNINCORPORATED TERRITORY LOCATED
EASTERLY OF NEWMAC ARTHUR BOULEVARD AND
THE PROPOSED EXTENSION OF SPYGLASS HILL ROAD
ADJOINING THE SAN JOAQUIN RESERVOIR, ADJACENT
TO THE CITY OF NEWPORT BEACH, IN THE EVENT
OF SUBSEQUENT AN9EXATION
The City Council of the City of Newport Beach DOES
ORDAIN as follows:
SECTION 1 California Government Code, Section 65859,
provides that a city may prezone unincorporated territory for
the purpose of determining the zoning that will apply to.such
property in the event of subsequent annexation to the city.
SECTION 2. The following described real property
.which is unincorporated territory adjoining the City of Newport
Beach, County of Orange, State of California, to wit:
That portion of Block 97 of Irvine's Subdivision in
the County of Orange, State of Californh, per map filed in
Book 1, page 88 of Miscellaneous Record Maps in the Office
of the County Recorder of said County, described as follows:
Beginning at an angle point in the Easterly boundary
of Annexation No. 70 to the City of Newport Beach adopted
November 9, 1970 by the City Council of said City as
Resolution No. 7311, said angle point being the Northerly
terminus of the course described as "North 40 °11136" West
369.92 feet" in said Resolution; thence along said Easterly
boundary, South 40 111'36" East 86.80 feet; thence leaving
said boundary, North 24 °46'08" East 20.00 feet; thence
South 65 °13152" East 25.00 feet; thence North 32 053106"
East 69.81 feet to an angle point in the Northerly boundary
of the land described in deed to the Metropolitan Water
District of Southern California by deed recorded in Book 7599,
page 14, Official Records of said County, said angle point
being the Southerly terminus of the course described as
"North 0 034134" East 27.54 feet" in said deed; thence along
said course, North 1 009'18" East 27.54 feet to its northerly
terminus; thence North 89 059143" East along the course
described as "North 89 °24'59" East" in said deed, 56.00 feet;
thence leaving said Metropolitan Water District Boundary,
the following courses and distances:
North, 175.00 feet;
North 57 050147" East 45.91 feet;
North 11 °30'17" East, 115.32 feet;
North 29 °20116" East, 157.16 feet;
North 65 003128" East, 41.15 feet;
North 20 °33122" West, 119.62 feet;
North, 70.00 feet; and
•' North 58 005'06" West, 76.64 feet
to a point in the boundary of the City of Newport Beach as
described in said Annexation No. 70, said point being North
46 054132" East 12.00 feet from the Southwesterly terminus of

the course described as "North 46 °54132" East 335.06 feet ";,
thence along the Southerly and Easterly boundary of said .
Annexation No. 70 as follows:
South 46 154'32" West, 12.00 feet;
South 82 012134" West (Record = South 82 012125" West),
238.21 feet;
South 57 004103" West, 60.20 feet (Record = South 57 006'
34" West, 60.22 feet);
South 89 058129" West, 135.83 feet (Record = South 890
59143" West, 135.84 feet);
South 32 008101" West, 138.17 feet (Record = South 320
07113" West, 138.22 feet); and
South 25 044147" East, 585.33 feet (Record = South 250
45' 17" East, 585.41 feet) to the point of beginning.
more commonly known as that area located easterly of New MacArthur
Boulevard and the proposed extension of Spyglass Hill Road
adjoining the San Joaquin Reservoir, adjacent to the City of
Newport Beach (as shown on the map attached hereto, marked
Exhibit "A "), is hereby prezoned to a P -C (Planned Community) District,
which is described in the Harbor view Hills Planned Community
Development Plan, a copy of which is on file in the Department of
Community Development and incorporated herein by this reference.
SECTION 3. The zoning of this territory as a P -C
District shall become effective only if the annexation of that
portion of the unincorporated territory as described in Section 2
of this ordinance is completed and shall have the same effective
date as said annexation.
SECTION 4. This ordinance shall be published once in
the official newspaper of the City, and the same shall be
effective 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 26th
day of August ° 1974, and was adopted on the 13th day
of January , 1975" by the following vote, to wit:
