AN ORDINANCE OF THE CITY OF NEWPORT BEACH
REZONING PROPERTY AND AMENDING DISTRICTING
MAP NO. 11 (807 AND 809 EAST BAY AVENUE
AND 900 EAST BALBOA BOULEVARD, ALSO KNOWN
AS 901 EAST BAY AVENUE)
The City Council of the City of Newport Beach DOES
ORDAIN as follows:
SECTION 1. The following described real property
in the City of Newport Beach, County of Orange, State of
California, to wit:
Lots 3 and 4, Block 11, Balboa Tract
Eastside Addition, commonly known as
807 and 809 East Bay Avenue
as shown on Districting Map No. 11, referred to in Section
20.01.050 of the Newport Beach Municipal Code, and by such
reference made a part of Title 20 of said Code, is hereby
rezoned from the C -1 District to the R -2 District, a ten foot
• front yard setback on the Districting Map is established and
said Districting Map No. 11 is hereby amended to show this
zoning.
SECTION 2. The following described real property in
the City of Newport Beach, County of Orange, State of California,
to wit:
Lot 1, Block 13, Balboa Tract Eastside
Addition, commonly known as 900 East
Balboa Boulevard, also known as 901
East Bay Avenue,
as shown on Districting Map No. 11, referred to in Section
20.01.050 of the Newport Beach Municipal Code, and by such
reference made a part of Title 20 of said Code, is hereby rezoned
from the C -1 District to the R -3 District, a .ten foot front
setback off of East Bay Avenue (vacated) and a ten foot setback
• off East Balboa Boulevard is established, and said Districting
Map No. 11 is hereby amended to show this zoning.
SECTION 3. The Director of Community Development

Department of the City of Newport Beach is hereby instructed and
in full force and effect and be a part of Title 20 of the Newport
Beach Municipal. Code.
SECTION 4. This Ordinance shall be published once
in the official newspaper of the City, and the same shall be
effective thirty (30) days after the date of its adoption.
This Ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the
14th day of February , 1977 and was adopted on the
28th day of February , 1977, by the following vote, to
wit:-
AYES, COUNCILMEN: Dostal, Barrett, Kuehn,
McInnis, Rogers, Ryckoff, Williams
• NOES, COUNCILMEN: None
