ORDINANCE NO. 1711
AN ORDINANCE OF THE CITY OF NEWPORT BEACH
ESTABLISHING A PLANNED COMMUNITY DEVELOPMENT
PLAN AND.DEVELOPMENT STANDARDS FOR "WESTCLIFF
GROVE" (Amendment No. 476)
The City Council of the City of Newport Beach DOES
ORDAIN as follows:
SECTION 1. The following described real property
located in the City of Newport Beach, County of Orange, State
of California, to wit:
A parcel of land in the City of Newport Beach,
County of Orange, State of California being
portions of Lots 164 and 165 of Block 53 of
Irvine's Subdivision as shown on the Map recorded
in Book 1, Page 88 of Miscellaneous Record Maps,
together with a portion of Lot 2 of Tract No.
1125 per Map recorded in Book 39, Pages 7 & 8
and a portion of Santiago Drive of Tract No. 4224
per Map recorded in Book 157, Pages 1 through 14,
both of Miscellaneous Maps and all being Records
of said Orange County, more particularly described
as follows:
Beginning at a point in the Southeasterly line of
Dover Drive, 100 feet wide, as shown on the Map
of Tract No. 1396 recorded in Book 104, Page 45
of Miscellaneous Maps of said County, said point
being distant South 43 009'13" West 248.50 feet from
the Northerly terminus of the course shown as
"North 43 009'13" East 631.55 feet" in the Southeasterly
boundary of said Tract; thence along said boundary
North 43 009'13" East 248.50 feet; thence continuing
along said boundary and its Easterly prolongation,
North 82 046'11" East 200.65 feet to a point in the
Easterly line of the Orange County Flood Control
Channel easement as described in Book 2705, Page 539,
Official Records of said County, being also a point
in the Westerly line of Westcliff Drive as shown on
the Map of Tract No. 3000 recorded in Book 89, Pages
40 and 41 of Miscellaneous Maps of said County, said
point being in the arc of a curve concave Easterly
having a radius of 325.00 feet; thence Southerly
along the arc of said curve and the boundary of said
Tract, through an angle of 35 052130" a distance of
203.50 feet to the end thereof; thence continuing
along the boundary of said Tract No. 3000 and along
the boundary of Tract No. 3032 as shown on the Map
recorded in Book 93, Pages 14 and 15 of Miscellaneous
Maps of said County, South 50 010'30" Fast 426.02 feet
to an angle point in the boundary of said Tract No.
3032; thence North 39 °49'30" East 5.00 feet; thence
continuing along the boundary of said Tract No. 3032
and along the boundary of Tract No. 4224 as shown
on the Map recorded in Book 157, Pages 1 through 14
of said Miscellaneous Maps, South 50 010'30" East
636.07 feet to the beginning of a tangent curve concave
Southwesterly having a radius of 60.26 feet in
the boundary of said Tract No. 4224; thence
Southerly 43.45 feet along the arc of said curve
through an angle of 41 018148" to the beginning
• of a compound curve in said boundary having a
radius of 15.00 feet; thence Southerly, South-
westerly and Westerly 23.56 feet along the arc
of said curve through an angle of 90 °00100" to
the end thereof, being a point in the Northerly
line of Santiago Drive, 60.00 feet wide, as shown
on said Tract No. 4224; thence South 81 008'18" West
along said Northerly line and the Westerly prolonga-
tion thereof, 382.29 feet; thence North 50 °10'30 "'
West 902.45 feet; thence South 39 049'30" West 15.00
feet and North 50 °10'30" West 290.00 feet to the
point of beginning.
which is zoned P -C, is hereby amended to establish a Planned
Community Development Plan and Development Standards known as
"Westcliff Grove ", Amendment No. 476.
SECTION 2. Copies of said Development Plan and
Development Standards are on file in the offices of the City
Clerk and Department of Community Development for the City of
Newport Beach and are made a part hereof by this reference.
SECTION 3. The Community Development Director of
• the City of Newport Beach is hereby instructed and directed to
show said amendment on said property and P -C District, as
described hereinabove; and as said P -C District shall have been
so amended, the same shall be in full force and effect and be
a part of Title 20 of the Newport Beach Municipal Code.
SECTION 4. This Ordinance shall be published once
in the official newspaper of the City, and the same shall be
effective thirty (30) days after the date of its adoption.
This Ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the
14th

March
1977
by the following
