We currently have a 41 liquor license. 930 Sushi has been open for the past 5 years and has become a very popular sushi restaurant for both local and tourist clientele. 930 Sushi is recognized as a high quality restaurant in respect to food, service and ambience. We have been featured in numerous magazines such as Orange Coast, Coast, The Daily Pilot and also on the television channel Fox 11. Our business has grown considerably and we unfortunately have had to turn away people as we do not have enough seating available for customers. We wish to expand the restaurant by 599 square feet gross. This includes a full bar, new toilet and new dining area. The net public area within this space will be 382 square feet which will be added to the existing 444 square feet of net public area. The outdoor dining area will be expanded by 18.5 square feet to the existing 138.5 square feet. Our existing kitchen will be able to handle the new additional seating. This expansion will help make the restaurant more functional as there will be no people traffic around the front entrance, we will be able to greet customers in an orderly manner and will also allow the customers to have a more relaxing and enjoyable dinner. We pride ourselves on quality service and wish to give every customer a positive and memorable experience. With our current situation along with the poor economy, this is difficult to achieve and is affecting our business. Our regular customers have requested that we expand our restaurant due to the lack of seating and to have a full liquor license. We currently have 237 people who have signed our petition in support of this expansion. We currently do not have live music or entertainment nor wish to have. We will only have low volume background music. Our current opening hours are Monday- Friday 11:45am- 2:00pm Monday- Sunday 5:00pm- 11:00pm Even though these are our current operating hours we would like to retain our existing permitted hours being 7am- midnight 7 days a week. Llk� We currently employ 10 people which include ourselves but with this expansion these numbers will increase. As requested by the City of Newport Beach, we hired a company, Austen -Foust Associates Inc. to conduct a parking demand survey. They concluded that at least 21 of the 80 parking spaces were always available for use. This survey was conducted by manual observation on a half hour basis from 7:00 am continuously until 12:00 am (midnight) for four days — Tuesday, Wednesday, Friday and Saturday. We have not experience any parking issues even during the summer months which is a busy season for Newport Beach. 930 Sushi does not begin to get busy until after 7pm most nights. At this time the other businesses in our location have either closed or close soon after 7pm. Our location is on the West Coast Highway across from Balboa Bay Club and located near Mardo's jeweler, and the Ferrari dealership. Our customers expect quality service for both lunch and dinner. Last year our landlord gave us an option to extend our lease by ten years as long as we took the space next door to 930 Sushi. With this, our rent increased from $4500 to $11500 /month. This extreme rent increase has dramatically affected our profit and is one of the main reasons for our need to expand 930 Sushi and to have a full liquor license. If the city does not grant us a permit, we believe that this will jeopardize 930 Sushi. We feel that we have proven our quality, style, and responsibility as business owners and believe that having a full liquor license and more seating would make 930 Sushi a more successful business. We are not a loud disturbing business we are a comfortable quiet community supporting restaurant. We believe that this will be a winning situation for both the City of Newport Beach and 930 Sushi.
