HomeMy WebLinkAbout1724 - Planned Community Development StandardsORDINANCE NO. 1724 AN ORDINANCE OF THE CITY OF NEWPORT BEACH • PREZONING UNINCORPORATED TERRITORY LOCATED ON THE WESTERLY SIDE OF MONROVIA AVENUE AT ITS INTERSECTION WITH 15TH STREET, NORTHERLY OF THE NEWPORT CREST RESIDENTIAL COMPLEX, ADJACENT TO THE CITY OF NEWPORT BEACH, IN THE EVENT OF SUBSEQUENT ANNEXATION AND ESTABLISH- ING PLANNED COMMUNITY DEVELOPMENT STANDARDS FOR THAT PORTION OF THE C.B.S. PUBLISHING SITE PRESENTLY LOCATED IN THE CITY The City Council of the City of Newport Beach DOES ORDAIN as follows: SECTION 1. California Government Code, Section 65859, provides that a city may prezone unincorporated territory adjoin- ing the City for the purpose of determining the zoning that will apply to such property in the event of subsequent.annexation to the City. The intent and purpose of this Ordinance is to determine zoning that will apply to the below described property • in the event of annexation to the City. SECTION 2. The following described real property, which is unincorporated territory adjoining the City of Newport Beach, County of Orange, State of California, to wit: Lots 1016 and 1017, First Addition to the Newport Mesa Tract and a portion of abandoned 15th Street in the unincorporated territory of Orange County, located westerly of Monrovia Avenue near its intersection with 15th Street, northerly of the Newport Crest residential complex, as shown on the map attached hereto, marked Exhibit "A" is hereby prezoned to a P -C (Planned Community) District, which is described in the Planned Community Development Standards for the proposed expanded C.B.S. Publishing Site, a copy of which is on file in the Department of Community Development and incorporated herein by this reference. • SECTION 3. The zoning of this territory as a P -C District shall become effective only if the annexation of that portion of the unincorporated territory as described in Section 2 of this Ordinance is completed and shall have the same effective S "�1 • • • date as said annexation. SECTION 4. The Planned Community Development Plan entitled "C.B.S. Properties Development.Plan, February 1977" is hereby adopted for that portion of Lot 1, Tract 463, located in the City of Newport Beach, on the westerly side of Monrovia Avenue at its intersection with 15th Street. A copy of said Development Standards are on file in the Community Development Department and are incorporated herein by this reference. SECTION 5. This Ordinance shall be published once in the official newspaper of the City, and the same shall be effective thirty (30) days after the date of its adoption.
