Gina's Pizza will be a welcomed addition to the Landing Center. They have great pizza at their CDM location. However, I
do have two concerns after I read the staff report.
If I understand the staff report correctly, Gina's is encouraged to place a 9 -foot wall /glass enclosure on the beach side of
the patio and that this enclosure does not continue and wrap- around to the back of the patio. As it is currently proposed
the sound will go both to the front parking lot and to the back of the property. This sound directed to the back of the
property will potentially bounce around the back of the stores and then into the alley and nearby residences.
I would like to see this "sound- wall" fully enclose the side and the back area /back gate of the patio. A solid - material gate
should also be used rather than an open chain - linked gate.
My other concern is the fire pit and pitchers of beer. Simple having people "hanging -out" just to drink beer around the fire -
pit will certainly create noise problems for the neighborhood. More alcohol certainly increases the volume of the
consumers. If the fire -pit is properly monitored I wouldn't expect an issue but if it is not, it could become very problematic.
If the planning department could consider some restrictions or limitations, this may be helpful to both the operator and the
neighborhood.

Hi Melinda,
Thank you for meeting with me yesterday and going over the plans for Gina's Pizza. After reviewing the plans I
spoke to Andy Costa the owner of Gina's Pizza and discussed some concerns I had as a resident who lives close
to his business. Andy explained the plan to have a fire pit in the patio area that would allow seating for 8 people
around the fire pit. I explained to Andy my concern was the fire pit would become a place to hang out and not
just a place to have some pizza. He assured me that was not his intention and he would monitor the fire pit. I
also expressed a concern about the 9 foot wall /glass enclosure he was building on the beach side of the patio.
The enclosure will block the sound of the patio from going towards the residences directly behind Gina's Pizza,
however the sound will either get displaced towards the back of the shopping center or toward the front of the
shopping center. If the sound goes to the back of the shopping center it potentially could become an echo
chamber because of the walls behind the center sending the sound out towards the residences on 30th Street.
Andy told me he had discussed with the Planning Department putting a wooden gate and enclosing the area that
faces the back parking lot at the same 9 foot level to force the sound out towards the front parking lot of the
shopping center. If the fire pit is going to be allowed I would ask the members of the Planning Commission to
consider making the wooden gate and 9 foot enclosure a requirement of the patio area.
I am in support of the overall project of Gina's Pizza and I look forward to becoming one of its best customers
in the future.
