AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF NEWPORT
BEACH AMENDING DISTRICTING MAP NO. 1, DELETING THE FRONT YARD
SETBACKS ALONG THE SOUTHEASTERLY SIDE OF SONORA STREET AND
THE NORTHWESTERLY SIDE OF NORDINA STREET AND TO
ESTABLISH A 0 FOOT FRONT YARD SETBACK ALONG THE
SEASHORE DRIVE FRONTAGE OF THE SUBJECT PROPERTIES
(PLANNING COMMISSION AMENDMENT NO.759)
WHEREAS, Section 20.84.010 of the Municipal Code of the City of Newport
Beach provides that Title 20 (the Zoning Code) may be amended by changing the zoning
designation of Districts and other provisions whenever the public necessity and convenience
and the public welfare require such amendment; and
WHEREAS, the Planning Commission has previously approved Resubdivision
No. 70 and Resubdivision No. 264 which reoriented the subject lots toward Seashore Drive;

WHEREAS, the proposed 0 foot front yard setback on the southwesterly side
of Seashore Drive will be consistent with the setbacks permitted on most of the blocks on
the southwesterly side of Seashore Drive between Summit Street and 32nd Street; and
•WHEREAS, the project has been determined to be Categorically Exempt
from the provisions of the California Environmental Quality Act (CEQA) under Class 5
(Minor Alterations in Land Use Limitations); and
WHEREAS, on May 7,1992, the Planning Commission of the City of Newport
Beach held a public hearing regarding Amendment No. 759, and at that time voted to
recommend that the City Council approve the amendment; and
WHEREAS, on June 8 , 1992, the City Council of the City of
Newport Beach held a duly noticed public hearing regarding this ordinance;
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City
of Newport Beach does hereby approve Amendment No. 759, as further set forth in the
attached Planning Commission minutes dated May 7, 1992.
•SECTION 1: The following described real property in the City of Newport
Beach, County of Orange, State of California,
located on the southwesterly side of Seashore Drive between Sonora Street
and Nordina Street (106 -110 Sonora Street, 7207 Seashore Drive and 7201-
7205 Seashore Drive) in West Newport, more particularly described as Parcel
A and B of Resubdivision No. 70 and Parcels 1 -3 of Parcel Map 27 -4
as shown on Districting Map No. 1, referred to in Section 20.01.050 of the Newport Beach
Municipal Code and by such reference made part of Title 20 of said Code, is hereby
amended so as to delete the existing 3 foot front yard setbacks on northwesterly side of
Nordina Street and the southeasterly side of Sonora Street, and that a 0 foot front yard
setback be established on Districting Map No. 1 for the Seashore Drive frontage of the
subject properties.
SECTION 2: The planning Director of the City of Newport Beach is hereby
instructed and directed to change Districting Map No. 1 referred to in Section 20.01.050 of
the Newport Beach Municipal Code and by such reference made part of Title 20, to reflect
the changes described in Section 1 (above), and when said Districting Map has been so
amended, the same shall be in full force and effect and be part of Title 20 of the Newport
Beach Municipal Code.
SECTION 3: The Mayor shall sign and the City Clerk shall attest to the
passage of this Ordinance. This Ordinance shall be published once in the official newspaper
of the City, and the same shall become effective thirty (30) days after the date of its
• adoption.
This Ordinance was introduced at a regular meeting of the City Council of the City
of Newport Beach held on the 26thday of May . 1992, and adopted on the 8th day of
June. 1992, by the following vote, to wit:
