I live in the village of Corona del Mar on Upper Hazel. I built my house in 2001 and complied with all of the current zoning requirements, filed modification permit requests due to the odd nature of my lot and secured all permits for the completion of my home, so I am fully aware of the process in place. I have reviewed the proposed zoning changes and am firmly opposed to their passage. Here's why: 1. By eliminating the FAR requirements in the village, you will encourage architects to build bigger houses on the same size lots. Garages, decks and other non counted spaces should not be excluded from the final FAR. As a board member of the Corona del Mar Residents association, I am informing you that 57 of our 60 respondents to an informal survey declared opposition to the elimination of existing FAR regulations. Further, I do not have any faith in the concept of'reticulated facias' and higher'open space' requirements. Architects will find a way to put an extra few thousand feet under the roof to boost the cost of the project. The residents will see and feel larger houses on every street in the village. 2. 1 oppose the change that will allow Bed and Breakfast businesses to infiltrate CdM village. We have enough cars with the R2 zoning. Encouraging additional tourist cars is a bad idea. 3. By averaging the elevation of a sloped lot, you will encourage builders to violate the 29 foot peak, 24 foot flat rule because the average allows it. Height restrictions should be maintiained at point of measurement, regardless of how difficult it might be on the city inspectors to measure. Don't we hire the best of the best ?. I do not want a lower end of the sloped lot hose to have a 27 foot flat deck because it's easier for the city to avearge the grade. Please do not approve the proposed changes. Please listen to me both as a concerned home owner and as a voice of the 57 other respondents who hold the same position.
