Subject: Re: Newport Auto Center Staff Report
Dear Makena:
Thank you so much for taking the time to discuss the Newport Auto Center renovation. I did review the reports and the
site plans for the project. I just want to express my concerns.
My number one objection is to the new structural height of 26 feet from the present 19 feet. The residential properties
presently facing the Audi showroom have a lovely Saddleback view. My view will be negatively impacted by this new
height. Even 2 feet less would be tolerable. I have enjoyed this view for 25 years, long before there was a Newport Auto
Center.
Secondly, after the last renovation of the center, the once solid Bayside Drive back entrance gate was replaced with a
rod -iron slatted gate allowing the bright showroom lights to shine through. I am unhappy about the addition of even more
lighting.
Also, I am concerned with the huge delivery trucks which park, on a daily basis, in the center of the street on Bayside
Drive to unload. This is extremely dangerous for cars turning left out of Linda Isle onto Bayside Drive. The trucks
completely block the traffic turning from the West Marine and Chevron parking lots.
I do hope that the signage will not be excessive or bright as per the reports. As a neighbor, I appreciated the planning
committee's attention to the lighting and signage at the the Chevron Station and West Marine Centers and their affect
on Bayside Drive.
Thank you.
Sincerely,
Leann and David Benvenuti
