Coast Highway (PA 2005 -098) APPLICANT: Steven Fischer RE VEST At the Planning Commission Meeting of April 5, 2007, Commissioner Hawkins requested the status of the Orchid Plaza project. The purpose of report is to provide a status report to the Planning Commission. PROJECT DESCRIPTION & STATUS On July 7, 2005, the Planning Commission approved the applicant's request of a Use Permit for a waiver of 4 off - street parking spaces for the development of a commercial building. The approved project consists of a new 3,250 square -foot, two -story commercial building with 2,656 square feet of commercial space on the first floor and 615 square feet of office area located on the second floor. The new building will be located on the easterly half of the project site and the required 9 on -site parking spaces will be located on the westerly half of the site. Access to the site is from a single new driveway on Orchid Avenue, and two existing driveway approaches along East Coast Highway will be removed and replaced with new concrete curb and sidewalk. The construction drawings were approved and building permits were issued on April 6, 2007. According to the approved plans, the first floor is proposed to be occupied by a bank and the second floor is proposed for office use. A pre - grading meeting was held with the City's building inspector on April 10, 2007, and grading of the site commenced shortly thereafter. Prepared by: Submitted by:
