HomeMy WebLinkAboutBayside Chevron (PA2003-073) 301 E Coast HwyCITY OF NEWPORT BEACH PLANNING COMMISSION STAFF REPORT Agenda Item No. 2 May 5, 2005 TO: PLANNING COMMISSION FROM: James Campbell, Senior Planner (949) 644 -3210, icampbell(&city newport- beach.ca.us SUBJECT: Bayside Chevron, 301 East Coast Highway Use Permit No. 2003 -012 & Modification Permit No. 2003 -098 (PA2003 -073) DISCUSSION On December 4, 2003, the Planning Commission approved the redevelopment of the existing gasoline service station at the intersection of Bayside Drive and Coast Highway. The project is presently under construction. The property is subject to special land use restrictions (SLUR) placed by the prior owner. Pursuant to the SLUR, The Irvine Company (TIC), can review and alter designs of the project. Typically, this activity is completed prior to City review and approval, but in this case, the evaluation of the project by TIC occurred post approval. TIC has required changes to the project and the owner, in an attempt to comply, has submitted revised plans to staff for review. The most significant change requested is to the design of the canopy. The approved plan has a tile roof and the requested change would eliminate the sloped tile roof. A change to the monument sign is also suggested. The approved sign has a stacked stone accent to one side of the pricing information and the change would eliminate this feature. Both of these features were the subject of significant discussion during the consideration of the project, and as such, staff placed this item on the agenda for review. Other less significant changes are also proposed and staff will make an oral presentation regarding the suggested changes at the meeting. As of the publication of this report, an insufficient number of plan sets were available for the Commission. Staff will work with the applicant to provide the "before and after" drawings in advance of the meeting. The applicant will also be making make a complete presentation at the meeting.
