DISCUSSION
The applicant believes that they have secured off -site parking and has requested a
continuance to the January 19, 2006 Planning Commission meeting in an effort to
finalize the details of the agreement and prepare the parking lot exhibits. The
applicant's request for continuance has been attached for reference.

Re: Use Permit Application 2005 -136; Barbara and Carl Mosen
Dear Chariman Torge and Members of the Planning Commission:
We believe that we have secured an agreement in concept to provide
additional off - street parking at a location which falls within the
guidelines of the City of Newport Beach for such facilities.
However, because of the need to finalize the agreement, have the
site analyzed by a parking lot consultant with drawings prepared as
well as the time necessary for staff to review the new plan, we do
not believe that we will make it in time for the first meeting in
December.
In addition, as there will be no second meeting in December, we are
concerned that coming back on January 5, 2006, immediately after
the holidays, will not be adequate time to prepare for the meeting
as there are so many people "gone" between Christmas and New Years.
This, coupled with the fact that Monday the 2nd of January, 2006,
will be a legal holiday, we believe that in all fairness to you,
the staff and ourselves, including those who will be appearing on
our behalf, that this matter would be better heard on the January
19, 2006.
In view of all of these factors, and on behalf of my clients, Carl
and Barbara Mosen, I hereby request that the hearing on this matter
be postponed to the meeting of January 19, 2006.
