SUBJECT: Velardo Variance and Modification - 3809 Channel Place
Variance No. 2003 -002 and Modification No. 2003 -025 (PA2003 -048)
Request for a Variance to allow a proposed single - family residence to
exceed the established floor area limit and a Modification Permit to allow
the proposed residence to encroach within the front, side and rear
setbacks.
APPLICANT: John Velardo, Property Owner
This item was continued from June 5, 2003 to facilitate additional research and review
of the proposed project. Additionally, consideration of this case could not proceed
without the successful completion of a Certificate of Compliance for the subject lot. The
applicant has filed for a Certificate of Compliance, which remains under review by the
Planning and Public Works Departments and the City Attorney's office. Therefore, staff
requests a continuance of this item to August 21, 2003.

SUBJECT: Use Permit No. 2001 -029 and Development Plan No. 2002 -001

This item was considered by the Planning Commission on December 5, 2002. The
Commission directed the applicant to make substantial changes to the project to make it
more compliant with the Mariner's Mile Strategic Vision and Design Framework.
Staff placed this item back on the agenda in anticipation that the review process would
be completed. Unfortunately, the review process was not completed sufficiently to
proceed: Issues related to the adequacy of vehicle queuing at the proposed drive -thru
and possible conflicts with site access driveway are unresolved. Additional study of this
issue is underway, and staff recommends this item be continued to August 21, 2003.
