CALL MEETING TO ORDER II. APPROVAL OF MINUTES MINUTES OF AUGUST 14, 2014 III. PUBLIC HEARING ITEM(S) ITEM NO. 1. Redlands Avenue Tentative Parcel Map (PA2014-107) 423 Redlands Avenue (Council District 2) Summary: A Tentative Parcel Map to subdivide one parcel and re-establish the two original underlying lots for single-unit residential development. The property is currently improved with a single-unit dwelling and a detached garage. Recommended Action: 1) Conduct a public hearing; and 2) Adopt Draft Zoning Administrator Resolution No. ZA2014- approving Tentative Parcel Map No. NP2014-011 (Attachment No. ZA 1). CEQA Compliance: The project is categorically exempt under Section 15315 of the State CEQA (California Environmental Quality Act) Guidelines - Class 15 (Minor Land Divisions). ITEM NO. 2. Minyard Residence Modification Permit (PA2014-105) 715 Patolita Drive (Council District 5) Summary: A modification permit to allow a garage addition that will encroach six inches in the required 15-foot front setback in conjunction with a remodel and bedroom addition to an existing single-family dwelling. The requested garage addition will provide for code- compliant parking dimensions of 20 feet by 20 feet. If denied, the Zoning Administrator may consider a modification permit to allow a 17.5 percent addition to the existing dwelling with nonconforming parking dimensions, where the Zoning Code limits such additions to 10 percent. Recommended Action: 1) Conduct a public hearing; and 2) Adopt Draft Zoning Administrator Resolution No. _ approving Modification Permit No. MD2014-007 (Attachment No. ZA 1). CEQA Compliance: The project is categorically exempt under Section 15301, of the State CEQA (California Environmental Quality Act) Guidelines- Class 1 (Existing Facilities). IV. PUBLIC COMMENTS ON NON-AGENDA ITEMS Public comments are invited on non-agenda items generally considered to be within the subject matter jurisdiction of the Committee. Speakers must limit comments to three (3) minutes. Before speaking, we invite, but do not require, you to state your name for the record. The Committee has the discretion to extend or shorten the speakers'time limit on non-agenda items, provided the time limit adjustment is applied equally to all speakers. As a courtesy, please turn cell phones off or set them in the silent mode. V. ADJOURNMENT If in the future,you wish to challenge in court any of the matters on this agenda for which a public hearing is to be conducted,you may be limited to raising only those issues which you(or someone else)raised orally at the public hearing or in written correspondence received by the City at or before the hearing.
