MEMORANDUM OF LEASE
THIS MEMORANDUM OF LEASE supersedes and replaces the Memorandum of
Lease recorded May 5, 1997 as Document Number 1997-0208002, and is now made
and entered into on this 104h Day of December, 2012, by and between THE CITY OF
NEWPORT BEACH, a chartered municipal corporation, herein called "Lessor," and
PAUL A. RAMSEY AND FLORENCE PATRICIA RAMSEY, TRUSTEES OF THE
RAMSEY FAMILY REVOCABLE TRUST Established January 17, 1995, herein called
"Lessee," to witness that:

Lessor hereby leases to Lessee, commencing on March 14, 1997 and ending on July
1, 2044, on the terms and conditions set forth in that certain leas by and between the
parties hereto dated March 14, 1997 and the first amendment to said lease dated
December 10, 2012, all the terms and conditions of which lease are made a part hereof
as though fully set forth herein, the real property in the County of Orange, State of
Califomia, described as follows:
The Northwesterly 45 feet of Lot 3 and the Southeasterly 10 feet of Lot 2, in the City of
Newport Beach, County of Orange, State of Califomia, as shown on a Record of Survey
map recorded in Book 9, Pages 42 and 43 of Record of Survey's in the office of the
county recorder of said county.
IN WITNESS WHEREOF, the parties hereto have executed this Memorandum of Lease
on the dates indicated below.
