"Geotechnical Investigation for Proposed Additions to Single Family Dwelling Located at 511 Hazel Drive, Newport Beach, California," by EGA Consultants, LLC, dated June 13, 2013, re -issued and updated August 9, 2014. 2. "Limited Foundation and Slab Specifications Soils Report for Proposed Residential Remodel Located at 503 Hazel Drive , Corona Del Mar, California,' by EGA Consultants dated December 4, 2014. To City Building/Grading Officials: In accordance with the City of Newport Beach building and grading requirements, we are submitting this final compaction/conformance report for the subject remodel and associated exterior improvements. In accordance with the City of Newport Beach this report is to certify that we have observed/tested the project grading/trenching/backfill operations for the remodel and exterior improvements (includes installation of drain devices) covered by this certification and hereby verify that such work and compaction results were performed and are in conformance with City requirements and with the approved soils reports referenced above. Excavation and grading of the subject additions commenced on May 7, 2015. Utility trench backfill compaction and grading of exterior improvements (including the retaining wall backfill and hardscape) was finished on May 27, 2016. Note: for all new site retaining walls, we have observed the installation of the min. 4 -inch dia. PVC retaining wall back -drain pipes (SDR 35 or equiv.) backfilled with %-inch crushed rock wrapped in filter fabric (geofabric"). The PVC pipes were placed with perforations -down, length -wise along the flowlines behind the new retaining walls. The new backdrains are tight - lined into solid pipes (min. 4 -inch dia.), and each outlet to suitable discharges. All drainage devices were observed by EGA Consultants, and each were installed in accordance with project specifications. Oversized materials and roots were properly screened and removed from the fill. Mechanical methods of compaction were achieved by one bobcat skip loader via wheel rolling, coupled with wackers and vibratory rollers. Water was added to the soils to achieve near - optimum soil moisture contents. Fill soils were placed in lifts not exceeding four inches in thickness and was limited to the upper 6 inches of hardscape subgrade. The residence is built on raised wood foundations with continuous stem walls and isolated pads. The recommended bearing capacities, and minimum footing embedments specified in the referenced soils reports dated December 4, 2014 and May 8, 2015 remain valid as follows: Footing Bearing Pressure: 2,000 psf - building, continuous for footings 24 inches below grade and a min. 15 inches in width. Lateral Resistence: 250 psf per foot of depth below finish pad grade Coefficient of Friction 0.30 All new footing trench bottoms (for both the residence remodel and the new retaining walls) were inspected by a representative of EGA Consultants. All new footing trench bottoms (for both the residence remodel and the new retaining walls) were embedded into firm, competent bedrock. All earthworks, footing trenches, slab prep, retaining wall backfill/waterproofing and drainage were completed in conformance with the referenced soils reports dated December 4, 2014 and May 8, 2015; as well as the grading plan by the project civil engineer Larry Christensen of Alpine Engineering, Inc., and the foundation plan by the project structural engineer, Ali Egemen of ESI/FME, Inc. Based on the findings of our geotechnical investigation and our inspections and testing during the site remodel (interior and exterior), the on-site earthworks, grading, drainage device installations, and construction of will not impact the geologic stability/safety of the subject or surrounding sites. Geologic hazards such as Iandsliding, settlement, or slippage are not present or future factors at the subject or adjacent sites, provided the new construction and drainage is maintained in accordance with the approved soils reports (referenced above) and with the approved building/grading plans.
