All of the zones on the current landscape irrigation system were fully evaluated with a complete visual and hands on inspection. As per your request we evaluated the renovated area of the landscape and irrigation valves in accordance to the California Water Efficient Landscape Ordinance (MWELO), City of Newport Beach Landscape Standards, Irrigation Association landscape audit and architectural plans. The audit consisted of the documentation of each zone with an emphasis that all landscape plants are water conserving or drought tolerant with a Low to mid crop coefficient. The Irrigation consisted of the documentation with an emphasis that all irrigation is A) Installed per plan B) There is no visual runoff C) Irrigation types are not mixed D) The zone is fully functional. Per plan: After evaluating each single hydrozone, all of the current layout, components and functionality meet the requirements of the architectural irrigation design and IA (Irrigation Association) requirements. Each hydrozone was noted on the evaluation form with notes and zone details. MWELO: The Model Water Efficient Landscape Ordinance is adopted by many cities throughout California which is a common standard for new construction installs and originally based from AB1881 water efficient landscape ordinance. Chapter 2.7 Model Water Efficient Landscape Ordinance Section 192.12 Irrigation Audit, Irrigation Survey, and Irrigation Water Use Analysis. (a) ALI landscape irrigation audits shalt be conducted by a local agency landscape irrigation auditor or a third party certified Landscape irrigation auditor. Landscape audits shall not be conducted by the person who designed the landscape or installed the landscape. (b) In large projects or projects with multiple landscape installations (i.e. production home developments) an auditing rate of 1 in 7 lots or approximately 15% will satisfy this requirement. (c) For new construction and rehabilitated landscape projects installed after December 1, 2015, as described in Section 490.1: (1) the project applicant shall submit an irrigation audit report with the Certificate of Completion to the local agency that may include, but is not limited to: inspection, system tune-up, system test with distribution uniformity, reporting overspray or runoff that causes overland flow, and preparation of an irrigation schedule, including configuring irrigation controllers with application rate, soil types, plant factors, slope, exposure and any other factors necessary for accurate programming; (2) the local agency shall administer programs that may include, but not be limited to, irrigation water use analysis, irrigation audits, and irrigation surveys for compliance with the Maximum Applied Water Allowance. Uniformity: The catch can test on zone 10 was to determine the overall system uniformity. The uniformity came in at 72% which is within range and manufacture specification for drip. The pressure at the drip line was measured at 30 PSI. The manufacture specification is rated 30 to 40 PSI. Irrigation Notes: Zone Audit Conclusion: Pass The irrigation system and landscape planting was fully evaluated on Friday May 17th 201g. Based on the irrigation association audit rules/guidelines, City of Newport Beach Landscape Standards, MWELO and Architectural design, the irrigation system is in full compliance. The root depth of the plants on site ranged from 4 to 24 inches, and the distribution uniformity ranged from 71 to 95 percent. All recommended adjustments were corrected on site to reach maximum efficiency. Controller for the site is a standard controller. The pressure at your drip line ranges between 30 and 40 psithe designed pressure for the drip line is within compliance from the irrigation architectural design. Finally, my recommendation is to implement a responsible watering schedule that follows local restrictions and use a annual water budget based on local ET (Evapotranspiration). Regular landscape maintenance on a weekly or bi-weekly is also recommended. A quarterly irrigation inspection by a certified irrigation technician will keep the irrigation at peak performance throughout the year.
