This Certificate also verifies the top of slab/floor elevation noted on the approved drawings. (LANGAN) was on-site as requested to observe earthwork associated with shallow foundation excavations, slab -on -grade subgrade preparation, and utility installation for a residence (Project) at 4549 Brighton Road, Corona del Mar, Orange County, California (Site). Field observation services were performed by a LANGAN Staff Engineer under oversight of a LANGAN Professional Engineer. Provided herein is a summary of observations and testing provided by this firm during the aforementioned earthwork. PROJECT OVERVIEW The Site is a wedged -shaped parcel located within the Cameo Shores Community at 4549 Brighton Road in Corona del Mar, Orange County, California. The Site is bounded by Brighton Road to the northeast, residential structures to the southeast and northwest, and the Pacific Ocean to the southwest as shown on Figure 1. The Site is developed with a 5,000 square foot single -story residence with a three car garage, a crawlspace, partial basement, subsurface utilities, and accessory structures (i.e. barbeque, patio, and shallow water feature). The crawlspace is approximately 3 feet high and the basement extends approximately 10 feet below the crawlspace within the northern portion of the residence. Finished floor elevations for the residence and site grades are at or near surrounding grade and the finished basement floor is approximately 13 feet below grade. SUBSURFACE CONDITIONS As summarized in our "Geotechnical Engineering Report" dated 21 February 2014, the subsurface conditions generally consist of Topsoil, underlain by Nonmarine Terrace Deposits, underlain by Monterey Formation. The subgrade conditions observed within foundation excavations, slab -on -grade, and a utility trench excavation were generally consistent with the Nonmarine Terrace Deposits or Monterey Formation. The Nonmarine Terrace Deposits generally consist of light brown to dark brown, yellow brown, and orange brown, dense to very dense, silty fine to coarse sands with interbedded clayey sands. The Monterey Formation generally consists of brown and grey brown, dense to very dense silty sandstone with scattered gravel and interbedded siltstone and clayey shale. SHALLOW FOUNDATIONS Shallow foundation excavations for spread footings and continuous wall footings were excavated with dimensions as shown on the structural plans titled, "Structural Plans, Bell Residence, 4549 Brighton Road, Corona del Mar, CA, 92625", prepared by Laidlaw Schultz Architects, dated 1 April 2015 and revised 12 August 2016 (Structural Plans). Spread footings and continuous wall footing excavations were embedded a minimum of 18 -inches below ground surface (bgs). Typical spread footing excavations were square or rectangular shaped; square footing excavations had dimensions that varied between approximately 4 and 6 -feet and rectangular footing excavations had widths ranging between approximately 4 and 5.5 -feet and lengths ranging between approximately 7 and 10 -feet. Typical continuous wall footing excavations had widths ranging between approximately 11A and 2 -feet. The conditions observed at the foundation subgrade elevation are consistent with subgrade conditions anticipated per LANGAN's "Geotechnical Engineering Report for the Proposed Residence", dated 21 February 2014 and were suitable for support of the Project. LANGAN Foundation, Slab -On Grade, and Utility Observation Report 25 January2018 Bell Residence Page 3 of 5 Corona del Mar, Orange County, California Langan Project No. 700025102 SLAB -ON GRADE Subgrade within the basement, basement courtyard slab -on -grade area, adjacent to the planter box/bio-basin area, and garage area was observed to be bedrock consisting of Monterey Formation, compacted fill, or 3/8 -inch gravel. Crawlspace The subgrade for the crawlspace was observed to consist of previously excavated on-site material that was then compacted. The backfill consisted of brown, fine to coarse silty sand with some clay and trace rock fragments. Backfill above the shading consisted of on-site material placed in approximately 6 to 8 -inch thick loose lifts. The depth of backfill ranged from 6 -inches to an approximate maximum of 4 -feet. The areas immediately adjacent to the basement walls received the greatest depths of fill where there is 3/8 -inch gravel that underlies the compacted fill and is behind basement walls. The backfill was moisture conditioned with a hose and compacted with a whacker to a minimum of 95 percent of the laboratory maximum dry density with moisture contents within 3 percent of optimum as determined by ASTM D1557 (Modified Proctor). Field density tests were performed using a nuclear gauge in accordance with ASTM D6938 to determine compliance with project specifications. Results of the field density tests are summarized in Table 1. Laboratory test result for Sample A is presented in Appendix A. Approximate field density test locations are shown in Figure 2. Bio basin/Planter box The slab -on -grade adjacent to the planter box, within the bio -basin, subgrade consisted of 3/8 - inch gravel that was placed between the basement retaining and the shoring wall on the north/northwest property line. The gravel was placed in 1 to 2 -foot thick lifts and then compacted with a vibratory plate to provide a smooth working surface. In general the subgrade was observed to generally firm, unyielding and absent of ponded water, loose soil, and deleterious debris. Basement and Basement Courtyard Subgrade within the basement was observed to be Monterey Formation. The subgrade was observed to generally firm, unyielding and absent of ponded water, loose soil, and deleterious debris. Garage Subgrade under the portion of the garage floor that extends past the basement wall was observed to be on previously compacted fill. The subgrade was observed to be firm, unyielding and absent of ponded water, loose soil, and deleterious debris. BASEMENT WALL SUBDRAINS & BACKFILL Drainage boards and subdrains were installed behind basement walls. Drainage boards were affixed to the backside of the walls. Subdrains at the base of walls consist of a 4 -inch diameter perforated polyvinyl chloride (PVC) pipe enveloped in 3/8 -inch size gravel surrounded by geotextile filter fabric. Subdrains were connected to a sump pump system to discharge collected water. The gravel backfill was compacted with a vibratory plate compactor. Geotextile fabric was placed on top of the gravel. On the western and southern basement walls after gravel was placed an approximately 3'h to 4 -foot thick soil cap was placed on top of the gravel. The soil cap consisted of on-site material that was placed in 12 to 14 -inch thick loose lifts and compacted with a whacker and a remote controlled vibrating drum roller. Backfill material was probed and found to be firm and unyielding. The soil cap backfill was moisture conditioned with a hose and compacted with a whacker to a minimum of 95 percent of the laboratory maximum dry density with moisture contents within 3 percent of optimum as determined by ASTM D1557 (Modified Proctor). Field density tests were performed using a nuclear gauge in accordance with ASTM D6938 to determine compliance with project specifications. Results of the field density tests are summarized in Table 1. Laboratory test result for Sample A is presented in Appendix A. Approximate field density test locations are shown in Figure 2. UTILITIES Gas Lines Two, 3 -inch diameter polyvinyl chloride (PVC) pipes for gas services were installed within a trench in December 2017. The pipes were bedded and shaded with sand. Backfill above the shading consisted of on-site material placed in approximately 6 to 8 -inch thick loose lifts. The backfill was moisture conditioned with a hose and compacted with vibratory plate compactor to a minimum of 90 percent of the laboratory maximum dry density with moisture contents within 3 percent of optimum as determined by ASTM D1557 (Modified Proctor).
