Birch Street, Suite 150 Newport Beach, California 92660 Attention: Mr. Craig Kozma Subject: Rough Grading Compaction Report, 15 Deerwood Lane, City of Newport Beach, California Reference: Associated Soils Engineering, Inc., 2017, Report of Preliminary Geotechnical Investigation for Proposed New Single Family Residential Development, 15 Deerwood Lane, Big Canyon Area, Newport Beach, California, Project No. 6706.17, dated February 28. Gentlemen: This report presents a summary of the geotechnical testing and observation services provided by Associated Soils Engineering, Inc. (ASE) during the earthwork phase of the building pad for the subject development. Based on the observations and testing performed by ASE, it is our opinion that the subject site appears suitable for the proposed residential construction. PURPOSE OF EARTHWORK The purpose of the grading was to prepare a level building pad for the construction of a single family residence on the subject site. Planned cuts and fills of roughly one to two feet and remedial removals and replacement of up to approximately three (3) feet were made to the existing lot grades to achieve the proposed grades. EARTH MATERIALS Subsurface geologic conditions exposed during the process of precise grading were observed by representatives of ASE. Observations during grading included overexcavation of unsuitable native soils and fill processing, along with general grading procedures by the contractor. Existing materials encountered during grading generally consisted of yellow brown silty fine sand with clay exhibiting dense consistency and moist to very moist moisture content. The lot was overexcavated to a minimum depth of 3 feet. Fills made during the current phase of earthwork were derived from the onsite soils and imported soils. EARTHWORK CONSTRUCTION Earthwork operations have been completed in general accordance with recommendations as provided in the referenced report and in the field during grading. 1. Deleterious material such as concentrated organic matter and miscellaneous debris were stripped from the surface and disposed of offsite, prior to grading. 2. The building pad for the proposed house was overexcavated to a minimum depth of three (3) feet below proposed pad grade and three (3) feet horizontally outside the proposed building line, where possible. The removal bottoms were observed to expose competent native soils and approved by ASE personnel prior to placement of additional fill. 3. Areas to receive additional fill were scarified ahead of fill placement to a depth of approximately 6 to 12 inches, moisture conditioned and then compacted to attain a minimum relative compaction of 90 percent. 4. Once excavations and bottom preparation were completed, these areas of existing fill were compacted to 90 percent relative compaction and determined to be adequate by probing and/or testing. 5. The maximum depth of fill placed under the purview of this report is approximately three (3) feet. 7. All processing of original ground was observed by a representative of ASE. LABORATORY TESTING Moisture -Density Relations The laboratory maximum dry density and optimum moisture content for the major soil type was determined according to test method ASTM D-1557-12. Manning Homes Project No. 17181.17 January 17, 2018 Page 2 FOUNDATION DESIGN AND CONSTRUCTION Testing during the grading of the building pad indicates that materials impacting the foundations are essentially the same as anticipated during the referenced exploration report. Foundation design and construction recommendations presented in the referenced reports remain applicable from a geotechnical viewpoint and additional recommendations are not deemed necessary at this time. POST -GRADING CRITERIA Utility Trench Backfill 1. All utility trench backfill in slopes, structural areas, and beneath hardscape features should be brought to near optimum moisture content, and then compacted to obtain a minimum 90 percent relative compaction. As an alternative, and exhibiting a Sand Equivalent (S.E., per California Test Method 217) of 30 or greater sand, may be flooded/jetted in shallow (12"-18"±) under - slab interior trenches. 2. Sand backfill should not be allowed in exterior trenches adjacent to and within an area extending below a 1:1 plane projected from the outside bottom edge of the footing. 3. Density testing, along with probing, should be accomplished to verify the desired compacted results. 4. All trench excavations should conform to local safety codes. Additional Site Improvements In the future, if any additional improvements are planned for the site, recommendations concerning the geotechnical aspects of design and construction of said improvements could be provided upon request. REGULATORY COMPLIANCE Removals, processing of original ground, cuts and fills have been observed and compaction testing performed under the purview of this report have been completed using the selective testing and observations services of ASE. Earthwork was found to be in compliance with the Grading Code of the City of Newport Beach, California, and it is our opinion that the site appears suitable for its intended purpose. Our findings were made and recommendation prepared in conformance with generally accepted professional engineering practices and no further warranty is implied nor made. This report is subject to review by the controlling authorities for this project.
