Box 1768 1 Newport Beach, CA 92658-8915 www.newportbeachca.gov 1 (949) 644-3200 PLAN REVIEW COMMENTS Project Description: Duplex, replace exterior stairs railings Project Address: 1800 Ocean Front E Plan Check No.: 1870-2017 Permit App. Date: 8.18.17 Valuation: $3,500 Plan Reviewer: Stefan Chiose Phone: 949.644.3207 The project plans were reviewed for compliance with the following codes and standards: 2016 CRC; 2016 CBC; 2016 CPC; 2016 CEC; 2016 CMC; 2016 California Energy Code; 2016 California Green Building Standards Code (CG); & Chapter 15 of the Newport Beach Municipal Code (NBMC). 1.) Licensed Architect or Engineer to stamp/sign all drawings for multifamily residence. 2.) Engineer to stamp/sign structural engineering calculations. 3.) Provide two copies of the drawings for final permit issuance. 4.) Coordinate all discrepancies in plate sizes on details on sheet S-3. 5.) Show that the new projected railing system does not cross property line. 6.) Current NDS requires 4D edge distance for all lag screws. Provide proper edge distance to achieve full withdrawal capacity and revise details accordingly. 7.) Galvanize all steel used for exterior applications. 8.) Coordinate all plate sizes in calculations with sizes on details on sheet S-3. Please return marked plans and calculations for next review.
