Introduction Pursuant to your request, this letter serves as a final grading report for the proposed construction. The site preparation phases of the project in the area of the proposed residence has been completed. Grading Procedures During the site preparation phases of the project, the grade of the lot was then lowered by about 12 inches to remove any planter fill and organic landscape material. On March 23, 2017, it was observed that the proposed building surface exposed natural sand and silty sand as encountered in our borings. Most of the excavated material was removed from the site. No artificial fill was placed for primary or secondary structural support during the site preparation. Subsequently, no compaction testing was conducted. The natural soils exposed surface support of the completed residence. In August of 2017, a retaining wall was added on the plans on the south facing slopes so that a spa could be built. The wall footings were observed and approved and the wall was constructed. A sub -drain was placed behind the wall and the spa was constructed. An excavation was then made for the spa and the area between the spa and the wall was backfilled with concrete durign the construction of the spa. The remainder of the wall was backfilled with a %-inch gravel, capped with 2 feet of compacted fill. The compacted fill was tested for relative compaction at the slab sub -grade surface. The fill exeeded the required 90 percent relative compaction as recommended in our referenced reports. A 4 inch concrete slab, reinforced with #3 bars placed 16 inches on -center, in two directions, was constructed on top of the compacted fill. Final drainage around the site is collected by eave drains and down spouts direct the roof drainage to the yard drain system. The yard drains outlet to the street. Foundations Building and retaining wall foundations are supported on native soil suitable to handle the bearing loads. Foundations were designed in accordance with recommendations found in our referenced report. Reaulatory Compliance Conditions encountered during the grading operations were essentially as anticipated in the original investigation. The natural soils exposed surface support of the completed residence. Footings for the residence were observed and approved by this firm on April 6, 2017. In August of 2017, a retaining wall was added on the plans on the south -facing slopes so that a spa could be built at pad g rade. The wall footings were observed and approved on November 17, 2019. The wall footings extended into native soil as recommended. Once constructed, a sub -drain was placed behind the wall and the narrow portion of the wall was backfilled with a %-inch gravel up to within 3 feet of finished grade. Compacted fill was then placed behind the wall up to the finished sub -grade to cap the gravel. On June 22, 2018, the bottom excavation for the spa was observed and approved by this firm and compaction testing of the wall backfill was conducted. Results of the compaction testing are provided on Table 1. The excavation for the spa was then backfilled with concrete for construction of the spa. Testing of the compacted fill yielded results that exeeded the required 90 percent relative compaction as recommended in our referenced reports. A 4 inch concrete slab, reinforced with #3 bars placed 16 inches on -center, in two directions, was constructed on top of the compacted fill. The slab was poured on August 8 and 9, of 2018. Recently, we were informed that the final grading report needed to include compaction testing for the utility lines. On August 8, 2018, the City inspection provided approval to pour the slab without requesting any compaction testing of the utility trenches, inferring that testing was not required for the utility trenches. Subsequently, a visit was made to the site to test the fill in the utility trenches on August 13, 2019. The surface of the site was reviewed with the contractor indicating where the utility lines were placed. The areas were then probed to verify the trench locations. The backfilled trenches are 2 to 3 feet deep. Tube samples were then obtained to evaluate the compaction of the trench backfill. Four additional tests were obtained. The results are provided herein. Grading Procedures Grading equipment used for compacting the fill included gas -powered compactors. A local source of water was applied as required to obtain near -optimum moisture conditions. No seepage pits, groundwater or subsurface cavities were encountered during soil removal. All bottom excavations were observed by our representative to verify that all loose, surficial soils were removed to dense, native terrace deposits. All bottoms were then scarified, rolled to a firm, unyielding surface, and compacted to a minimum of 90 percent of the maximum laboratory density. Onsite soils were placed in 6 to 8 -inch lifts and tested every 2 feet of elevation or every 500 cubic yards of fill placed, whichever was applicable. Compaction testing was performed in accordance with the in-place density test standard ASTM D1556 of D2937, whichever was applicable. Areas which did not meet the 90 percent compaction requirement were reworked and recompacted to required compaction standards. Soil types used for compacted fill were tested to determine the maximum density and optimum moisture in accordance with ASTM Method D1557. Laboratory test results are presented in Table II. Foundations Building, retaining wall foundations and the spa are all supported on native soil suitable to handle the bearing loads. Foundations were designed in accordance with recommendations found in our referenced report. On -grade Slab Preparation The soils on the site are primarily well -sorted sand. Interior floor slab sub -grades were prepared on top of the natural soil by placing a sub -grade consisting of 2 inches of sand placed over a 15 mil vapor barrier, over 2 more inches of sand, over 4 inches of 1/2" of larger clean aggregate. All interior utility trenches were filled with the similar materials and the sub -grade materials were wetted prior to pouring concrete. Floor slabs placed have a 4" nominal thickness with #3 reinforcement bars placed 16 inches on -center, both ways. The yard drains outlet to an on-site runoff retention system using one, 31 -foot long gravel bed at the toe of slope adjacent to Alta Vista and one, 24 -foot long gravel bed at the toe of slope and adjacent to Alepo Street as approved by the City. Drainage on the slopes sheetflows towards the street. Regulatory Compliance Conditions encountered during the grading operations were essentially as anticipated in the original investigation. The revision also includes a minor change to the site walls and the addition of a spa per the owner's request.
