Dear Building Official Ghosn,
In accordance with the section 104.9 of the 2016 California Fire Code, we are requesting an
alternate method of fire protection for the proposed project detailed below.
PROJECT INFORMATION
A new two story with basement single family home is being built at 1220 West Bay Ave. We
have multiple points of egress from the basement and bedrooms that are covered by eaves and
overhanging structure. Attached are plans that show those locations in red. Based on past
conversations that we have had with both Newport Beach Building Department and Newport
Beach Fire Department you have indicated these areas are of concern, due to egress and
distance from property lines and setbacks.
PROPOSAL/JUSTIFICATION
To accommodate the City's concern on the overhangs and eaves, we are proposing to install an
enhanced fire sprinkler system that complies with NFPAI3R 2016 Edition, in lieu of the
previously approved NFPA 13 System. This system will have the following:
Sprinklers on all overhangs and eaves over path of egress that are marked in
the attached Exhibit A. These sprinklers will be listed corrosion resistant
residential sprinklers. See attached specification sheets.
Sprinklers will be provided in all accessible attics and accessible combustible
concealed spaces.

• Sprinklers will be provided in all accessible non-combustible concealed spaces
that have electrical wiring, low voltage wiring and any source of ignition.
• Provide sprinklers in all bathrooms regardless of size.
• Provide sprinklers in all closets regardless of size.
• Provide a 4 head hydraulic calculation.
• Sprinklers protecting overhangs will be piped to a dedicated fire riser see
exhibit B.
• System will be fed from a 2" shared domestic water meter. (See Figure
A.9.3(c))
• Hydraulic calculation shall include all domestic demand figures per NFPA13R
Section 9.6.
• A 1-1/2" single snoot FDC will be provided on the building for fire department
use. (NFPAI3R Section 6.11.2), including sign requirements per Newport Beach
Fire Department.
• Provide a fire sprinkler monitoring system that complies with NFPA 72.

Product Description:
These Model V27 standard spray sprinklers are
designed to produce a hemispherical spray pattern for
standard commercial applications. They are available
with either standard or quick response bulbs. It is cast
with a hex -shaped wrench boss to allow easy tightening
from many angles, reducing assembly effort. This
sprinkler is available in various temperature ratings (see
chart on page 3) and finishes to meet many design
requirements. The recessed pendent should be utilized
with a Model V27 recessed escutcheon which provides
Up to 3/411/19 mm of adjustments.
