Stewart, Director Lf� SUBJECT: REVENUES 9 EXPENDITURES - POPE'S LOT 7 Following is a cost accounting of revenues and expenditures for 1 the operation of Mr. Edker Pope's parking lot at 26th Street. As you recall, we were to recover 2/3 of the preparation costs, up to a total of $550.00 and 100% of the operating cost (man hours) off the top; there- after, the City would receive 1/3 of the profits and Mr. Pope would re- ceive 2/3. Preparation Costs: $ 872.09 Maximum recovered . . . . . . . . $ 550.00 Man Hours - 69 @ $1.70 . . . . . 117.30 $ 667.30 Total Revenues: $ 1,130.50 Revenues minus expenditures: $ 1,130.50 - 667.30 $ 463.20 1/3 to City . . . . $ 154.40 2/3 to Pope . . . . 308.80 $ 463.20 As you can see, the City had a net loss of $ 167.69, but if we enter into the same agreement next year, several improvements could be reused, and we will surely make a substantial profit. * Total which can be recovered. Beach, County of orange, State of California, located between 26th and 28th Streets and between Balboa and Newport.Bdulevards; and WHEREAS, Lessee, desires to use said real, property for the purpose of operating A parking lot. thereon; NOW, THEREFORE, the parties agree'as follows-.' 1. Term,. Lessee leases from Lessors the real property described above.f I or a term commencing on the /a-4t.day of July, 1965, and ending on October 1, 1965. 20 Use and Maintenance. Lessee:shall use the property forthe purpose of maintaining and operating a public,parking lot. during .the term .hereof. 3. Lxmrovement., Lessee may cause'such improvements to be made on the property as are determined by.the Lessee-t6 be neces7 sary or convenient to develop the property for us,eas a public parking lot.' All such improvements shall remain the property of Lessee and'may be-ripso.ved at Any time.. 4. Rental. If 3 the operation of the parking lot does not produce any net revenue, 4 Lessee will not be obligated to pay any rental for the use of the 5 property. 6 5. Schedule of Operation. The days and hours of opera - 7 tion and the parking fees to be charged shall, be determi,}le4 solely 8 at the discretion of the City Manager of the.City of Newport Beach. 9 6. Liability. Lessee agrees to hold Lessors harmless 10 from any claim, demand, liability or judgment which shall arise 11 out of the use of the property by Lessee, 12 7. Restoration of Premises. Upon the expiration or 13 termination o£ this agreement, Lessee will restore the premises to 14 its condition as it existed before the improvement and use of the 15 property by Lessee and will clean up any trash and litter which may 16 be left on the property. 17 8. Termination.
