Hughes 414 Marigold Corona del Mar, California Dear Mrs. Hughes: As discussed with you at the time the City purchased your property we anticipated the possibility that the City might need the use of the house in the near future. The space problem at the Corona del Mar Library now makes it advisable that we utilize the house for library purposes. I understand that my assistant Cal Monson and Mrs. Stewart from the Library Board have discussed this with you on several different occasions and that you have been making plans to relocate whether the house were needed for Library purposes or not. As provided in the lease we are giving you notice to vacate by October 1, 1966. Inasmuch as your rent is paid to September 1st only one more monthly payment of $80 will be required. We appreciate the cooperation and understanding you have given us in these matters. I hope these dates will not unduly rush your plane to move. If you need more time and would like the date extended or if we can be of any help to you in furthering your plans to relocate please feel free to call my office. HUGHES, hereinafter referred to as "Lessee",, WITNESSETH' 1. Lessor hereby leases to lessee that property described as the house and rear portion of the lot at 414 Marigold Avenue in Corona del Mar, City of Newport Beach, excepting the front seventy feet of said lot. Lessee shall also have the right to use the easterly half of the garage located on said premises. 2. This tenancy shall be from month to month and may be terminated upon thirty days' prior written notice by either party to the other. 3. Lessee shall pay to lessor as rental for the above described premises the sum of Eighty Dollars ($80) per month, payable in advance on the first da of each month during the term of this tenancy commencing on the P1 1 day of April, 1966. Rental payments shall be made to the cashier at the City Finance Department office. 4. Lessee shall not assign or sublet the tenancy created by this agreement without the prior written consent of the City Manager. 5. Lessee shall pay for all utility services except for water service which shall be paid by lessor. 6. Lessee will water and maintain the grounds in the leased area. 7. Lessee shall maintain the interior of the premises in good condition and shall be responsible for any necessary minor i repairs costing less than Twenty Dollars ($20).
