Box 1768 Newport Beach, CA. 92658-8915 Re: 201 Crystal Avenue Variance Request Project Description: This application is for adding a 83.6 square foot roof over the existing kitchen area on the third floor deck (256.9 square feet} of the existing single family residence. The addition of the small roof will provide weather protection and a small amount of shade for the use of the roof deck. The new roof area is located in approximately the center of the building mass. The ridge of the new roof will extend 4 feet above the existing highest ridge of the home, and will not exceed the maximum allowable ridge height of 29' above the existing slab surface (elevation of 8.67' NAVD88}. The new roof addition will not materially have an adverse health or safety effect on the surrounding persons residing or working in the neighborhood of the property. The addition will not be materially detrimental to the public welfare or be injurious to property or improvements in the neighborhood.
